The company acquired 8.2 acres of land in North Bengaluru to develop a housing project worth Rs 10 billion, with a developable potential of approximately 0.9 million square feet of saleable area. This positions the development as one of the larger mid-premium launches planned for the micro-market.
The project will primarily be a mid-premium residential offering. The project will primarily feature mid-premium residential apartments, expected to be built around 2 and 3 BHK configurations in line with Mahindra Lifespaces' recent North Bangalore launches. Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers Ltd., said this will be the company's seventh project in the city, with North Bengaluru expected to be an important micro-market with strong demand for well-planned, high-quality homes, given the proximity to the international airport and major tech parks.
The development is being planned on a site with strong long-term growth potential. The site is strategically located off the Bangalore-Hyderabad Highway, with proximity to the international airport, IT hubs, commercial offices, and a growing social infrastructure, and offers access to renowned educational institutions, healthcare facilities, and retail hubs. At the time of acquisition, Mahindra Lifespaces plans to launch the project within the next nine months, further strengthening its position as a leading developer of thoughtfully designed and sustainable residential spaces in Bengaluru.
As with other recent launches, the project is likely to reflect Mahindra Lifespaces' sustainability-first design approach. As a pioneer in Net Zero homes in India, Mahindra Lifespaces is committed to building only Net Zero homes from 2030 onwards, and has already launched India's first three Net Zero residential developments. Final project name, tower count, configurations, and RERA registration are yet to be officially announced; buyers are advised to verify all details directly with Mahindra Lifespaces before making any commitment.
