About Origins by Mahindra Phase 2B
Origins by Mahindra Phase 2B is the latest expansion of Chennai's flagship industrial cluster, developed at Eliambedu village along the NH-16 growth corridor near Ponneri. The partners will acquire and develop around 95 acres under Phase 2B of Origins by Mahindra, taking the total planned area of the Chennai industrial park to 540 acres. This expansion is executed through Mahindra Industrial Park Chennai Ltd (MIPCL), the joint venture platform between Mahindra World City Developers Limited and Sumitomo Corporation of Japan.
Mahindra Lifespaces and Sumitomo Corporation first partnered in 2015 to develop Phase 1 of the industrial park, and the collaboration was expanded through Phase 2A in 2024 and has now been extended to Phase 2B. Phase 1 of the park already spans over 300 acres and is home to global manufacturers including Yanmar, Mitsubishi Electric, OMRON Healthcare and Nissei Electric, having earned recognition as Tamil Nadu's first IGBC Green Cities 'Platinum' rated industrial cluster.
Phase 2B is designed to capture the next wave of manufacturing demand. Building on the strong interest shown by Japanese manufacturers in establishing operations in India, the expansion was expected to support the next wave of global and domestic investments. It expects the project to reinforce Chennai's position as a preferred industrial and logistics hub. The momentum is already visible - Origins by Mahindra, Chennai signed YKK India in June 2026 to set up its third manufacturing facility in India with an investment of USD 150 million.
