AUDA's SP Ring Road Expansion Set to Transform Sanand's Real Estate Map

The Ahmedabad Urban Development Authority (AUDA) has kicked off one of the city's most consequential infrastructure upgrades in two decades. The Ahmedabad Urban Development Authority has initiated the expansion of the Sardar Patel Ring Road from a four-lane to a six-lane road. The 76-kilometre-long Sardar Patel Ring Road, stretching from Vaishnodevi-Sanand-Mehmadabad-Naroda to Zundal, plays a pivotal role in connecting key locations. For homebuyers and investors tracking the Sanand industrial belt, this is more than a civic update — it's a signal of where the next wave of demand is headed.

The scale of the project is significant. AUDA has floated two major tenders worth ₹2,220 crore for the widening and upgrading of the 76 km-long Sardar Patel Ring Road, converting the existing road into a 6-lane corridor while also upgrading service roads. The first phase involves a 37-km stretch with an estimated cost of Rs 8.48 billion, while the second phase covers a 39-km stretch with an estimated cost of Rs 8.93 billion.

Why widen a road that already circles the entire city? The answer is traffic volume. As one of the city's primary ring roads, the four-lane route currently accommodates daily movement of approximately 1 lakh vehicles. That load has outgrown the existing carriageway, especially around industrial nodes like Sanand where factory and warehouse traffic has surged over the past decade.

On ground, the project has already moved from planning to execution. Work formally began in December 2025, after a foundation stone was laid in August 2025, with the project costing around ₹2,000 crore and being funded through an annuity model, paid back over 15 years from toll collections. This financing structure means the road will remain a toll corridor even after the upgrade, but the wider carriageway should meaningfully cut travel times for daily commuters and freight movement alike.

The ripple effect on real estate is where this gets interesting for homebuyers. Industry analysts note that the areas best placed to gain from the expansion include Vaishnodevi Circle, Chandkheda, Gota, Shela–South Bopal, the Sanand–Sanathal industrial belt, Naroda–Nikol–Hathijan, and the newer Kalol growth corridor. Sanand, already Gujarat's most recognised auto and manufacturing hub, stands to benefit directly as commute times to central Ahmedabad shrink.

The ring road upgrade isn't happening in isolation. A flyover is also planned at the Dholera Expressway junction to streamline traffic movement, and separately, the state government has moved on a dedicated Sanand access road. Home Minister Amit Shah laid the foundation stone for the six-lane Shantipura-Khoraj GIDC road in Sanand, a total length of 28.8 kilometres that will include widening of service roads on both sides, 13 bridges and a six-lane high bridge. This road was seeing movement of more than 43 thousand vehicles on average every day, creating a clear need to convert it from four to six lanes.

Mahindra's own footprint in this corridor adds another layer of relevance. Spanning 340 acres, Origins by Mahindra, Ahmedabad is developed in strategic partnership with the International Finance Corporation and offers a platform for long-term industrial growth in western India. As road connectivity around Sanand and greater Ahmedabad improves, integrated industrial and residential developments in the region are likely to see stronger occupier and investor interest.

For homebuyers evaluating Sanand right now, the takeaway is straightforward: infrastructure spending of this scale rarely happens without a real estate follow-through. With the SP Ring Road project scheduled for completion by the end of 2026, the next 12-18 months are likely to be the window where early movers in Sanand's residential and industrial land market see the best entry pricing before connectivity gains get fully priced in.

Questions, Answered

What exactly is being built on the SP Ring Road?
AUDA is widening the existing 76-km Sardar Patel Ring Road from four lanes to six lanes, along with upgraded service roads on both sides. The road connects Vaishnodevi, Sanand, Mehmadabad, Naroda and Zundal around Ahmedabad's periphery.
How does this project affect Sanand specifically?
Sanand sits directly on the SP Ring Road route, and the six-lane upgrade should ease travel time between the industrial belt and central Ahmedabad. A separate six-lane Shantipura-Khoraj GIDC road inside Sanand is also under construction to handle local factory traffic.
When is the SP Ring Road expansion expected to finish?
Reports indicate the project is targeted for completion by the end of 2026, though large infrastructure projects of this scale often see phased rollouts. Work formally began in December 2025 after the foundation stone was laid in August 2025.
What is the total budget for the ring road widening?
AUDA has floated tenders worth approximately Rs 2,220 crore for the two-phase widening and service road upgrade covering the full 76-km stretch.
Will the upgraded SP Ring Road remain a toll road?
Yes. The project is being funded through an annuity model, with costs recovered over 15 years from toll collections, similar to the original 2004 build-operate-transfer structure.
How many vehicles currently use the SP Ring Road daily?
The existing four-lane road handles close to 1 lakh vehicles a day, which is the primary reason behind the six-lane upgrade.
Does Mahindra have any projects near Sanand or Ahmedabad?
Yes. Origins by Mahindra, Ahmedabad is a 340-acre industrial park developed by Mahindra Lifespaces in partnership with the International Finance Corporation, positioned to serve western India's growing manufacturing corridor.
Is Sanand a good location for real estate investment right now?
Sanand's established industrial base, combined with the SP Ring Road widening and the new Shantipura-Khoraj GIDC road, is improving connectivity meaningfully. Analysts note that new roads work best where jobs and demand already exist, and Sanand already has both.
What other infrastructure upgrades are planned along the ring road?
Besides the six-lane widening, plans include a flyover at the Dholera Expressway junction, widening of the Tragad underpass, and a flyover at Aslali Junction to further ease congestion.
How old is the SP Ring Road, and why does it need widening now?
The Sardar Patel Ring Road was originally opened in 2004 as a four-lane toll road built by AUDA. Two decades of urban and industrial growth around Ahmedabad have pushed traffic volumes beyond what four lanes can handle, prompting this expansion.
