Strategic corridors unlock next-wave manufacturing investment across western India.
Enquire NowSpanning 340 acres, Origins by Mahindra, Ahmedabad is developed in strategic partnership with International Finance Corporation—a bold signal of confidence in Gujarat's industrial trajectory. But this isn't just about acreage. Gujarat is strategically positioned along key national industrial corridors, including the Delhi–Mumbai Industrial Corridor (DMIC) and the Western Dedicated Freight Corridor (WDFC), enabling faster movement of goods across North, West, and Central India.
The company signed an MoU with the Government of Gujarat, through a 100 per cent subsidiary, to establish a 350-acre, multi-product industrial park near Ahmedabad, estimated at a total investment of Rs 3,000 crore. The proposed new industrial park is being planned to cater to non-polluting industries and is claims to create direct and indirect employment for about 12,000 persons, when fully operational.
Why timing matters: Ahmedabad city witnessed absorption of 2.6 mn sq. ft. of industrial and warehousing space in 2024 up from 1.7 mn sq. ft. in 2023. Demand is accelerating. Twelve new industrial smart cities are taking shape across India, approved quietly by the government in August 2024 under the National Industrial Corridor Development Programme. With a combined project cost of Rs 28,602 crore, these cities are projected to attract over Rs 1.52 lakh crore in investments and generate more than 9.39 lakh jobs across eight states.
Origins by Mahindra fills a gap. The multisector industrial cluster focuses on attracting large and medium corporates across automotive, engineering, food processing, Logistic & Warehousing, medical equipment, manufacturing, pharmaceutical, plastics, textile and amongst other sectors. The Mahindra Origins Ahmedabad location is Jhansali, near Limbdi in Surendranagar district. The project enjoys access to NH-47.
Port connectivity is decisive. With major ports including Mundra, Kandla, Dahej, and Pipavav supported by an extensive coastline and port network, Gujarat handles a significant share of India's cargo. For import-export driven sectors—automotive, pharmaceuticals, engineering—this is gold.
Mahindra's track record speaks. The Mahindra World City (MWC) developments in Chennai and Jaipur span over 4,000 acres and have emerged as business destinations of choice for more than 130 reputed Indian and transnational companies, who have set up operations in these Cities to cater to both Indian and global markets. Ahmedabad isn't an experiment. It's an expansion of a proven model into India's hottest industrial corridor.
