A landmark 1.8 million sq ft development rising beside Mahindra Vista in Kandivali East.
Enquire NowMahindra Lifespace Developers Limited has announced the acquisition of a 15-acre land parcel in Kandivali East, Mumbai, marking one of its largest recent moves in the city. Mahindra Lifespace Developers Limited, the real estate and infrastructure development arm of the Mahindra Group, announced the acquisition of a 15-acre land parcel in Kandivali East, Mumbai, with an estimated Gross Development Value (GDV) of approximately ₹5,600 crore and a development potential of around 1.8 million square feet. The opportunity was acquired through a competitive bidding process, aligning with the company's strategy of expanding in markets with strong end-user demand and long-term growth potential.
The new parcel sits right next to one of Mahindra's most successful ongoing addresses in the city. Commenting on the acquisition, Vimalendra Singh, Chief Business Officer – Residential, Mahindra Lifespace Developers Limited, said the company is pleased to add this project to its growing Mumbai portfolio, building on the success of Mahindra Vista in the Kandivali micro-market. This proximity means the new development benefits from an already-established, well-loved residential neighbourhood rather than starting from scratch in an untested pocket.
Connectivity is a core strength of the site. The open greenfield land parcel benefits from excellent connectivity to the Western Express Highway and existing metro corridors, with the location supported by established social infrastructure including schools, hospitals, and retail hubs. Accessibility is also expected to be further enhanced by the upcoming Borivali–Thane Twin Tunnel, a landmark infrastructure initiative set to significantly reduce travel time between Mumbai's western suburbs and Thane.
This acquisition adds to an already substantial development book for the developer. Mahindra Lifespaces' development footprint spans 53.65 million sq. ft. (saleable area) of completed, ongoing and forthcoming residential projects across seven Indian cities, along with over 5,000 acres under development or management at its integrated townships and industrial clusters. The Company is committed to building only Net Zero homes from 2030 onwards, reinforcing sustainability as a core design principle for future projects like this one.

This is a newly acquired land parcel and Mahindra Lifespaces is yet to formally announce unit sizes, tower plans, or pricing for this Kandivali East project; figures below are indicative based on the developer's neighbouring Mahindra Vista development and will be updated once the official launch is announced.

Expected alignment with Mahindra Lifespaces' Net Zero design philosophy across upcoming launches.
Floor plans for this Kandivali East project have not yet been released and will be published once Mahindra Lifespaces formally launches the development.
The project sits in Kandivali East, a well-established western suburb that already hosts Mahindra Vista, giving buyers a preview of the immediate neighbourhood. Based on Mahindra's existing Kandivali East footprint on Akurli Road, the area offers strong access points: the Western Express Highway is about 1.4 km away, Akurli Metro Station roughly 1.8 km, and Kandivali Railway Station around 2.4 km from the micro-market. Growels 101 and Certrium malls are go-to shopping spots within 1 km, hospitals such as Apex, Lotus Multispeciality and Namaha are within 4 km, and the area houses institutions like Thakur College of Engineering and Nirmala Memorial College. Long-term connectivity for the micro-market is set to improve further. The upcoming Borivali–Thane Twin Tunnel is expected to significantly reduce travel time between Mumbai's western suburbs and Thane, strengthening regional connectivity for the area. Mumbai's international airport is about 17 km from Kandivali East, and reputed developers such as Oberoi, Lodha, and Kalpataru also have projects in this corridor, reflecting the locality's established demand among premium homebuyers.
