₹805 Crore Shantipura-Khoraj Road Project Reshapes Sanand's Industrial Future

Union Home and Cooperation Minister Amit Shah performed the foundation stone ceremony for the Rs 805-crore six-lane expansion of the Shantipura-Khodiyar GIDC road in Sanand, marking a critical infrastructure milestone for Gujarat's fastest-growing industrial hub. The 28.8-km highway project, overseen by the Gujarat State Road Development Corporation (GSRDC), aims to address the increasing traffic burden in Sanand and surrounding areas, driven by industrial growth.

The timing couldn't be more crucial. The stretch currently handles an average of 43,014 vehicles daily, leading to severe congestion on the existing four-lane road. This bottleneck has hampered logistics efficiency for the region's booming automotive, semiconductor, and manufacturing sectors. Over the past decade, the Sanand industrial belt and adjoining regions have witnessed rapid industrialization, leading to a sharp rise in vehicular traffic.

The ambitious project includes: six-laning of the entire 28.8 km road, construction of service roads on both sides over a length of 22.73 km, widening of 13 smaller bridges, construction of a six-lane elevated flyover and multiple underpasses. Five new underpasses at Ularia, Telav (two locations), Sanand GIDC gate, and Khoraj GIDC. Additionally, around 172 culverts will be constructed or renovated, improving connectivity to nearby access roads and localities.

What makes this project transformative for homebuyers and businesses alike? The six-lane highway will enhance transportation efficiency, reduce accidents, ease congestion, and save both fuel and time for commuters. Beyond traffic relief, this expansion signals infrastructure readiness that attracts investment. Gujarat's Sanand region's emergence on India's semiconductor map is solidified with the inauguration of the Kaynes Semicon facility on March 31, 2026. With semiconductor giants already operational and more infrastructure underway, residential demand in satellite areas proximal to Sanand is expected to surge.

Upon completion, the project will benefit key industrial hubs, such as Sanand and Viramgam, as well as long-distance traffic heading to Surendranagar, Shankheshwar, Radhanpur, and Patan. This connectivity opens pathways for residential expansion in surrounding townships and localities that were previously underdeveloped due to poor road access. For investors eyeing properties near Sanand GIDC, improved commute times and industrial growth create a compelling case for appreciation.

This project will significantly benefit the entire Sanand industrial area by enhancing connectivity and infrastructure, offering better facilities for new investors and entrepreneurs at the GIDC. The development is expected to drive further industrial growth and investment in the region. With Sanand positioned as India's next-gen manufacturing hub—spanning automotive, semiconductors, and electronics—this road expansion is a lynchpin in unlocking value for both occupiers and residents.

Questions, Answered

When will the Shantipura-Khoraj road project be completed?
The foundation stone ceremony for the Rs 805-crore six-lane expansion was performed by Union Home Minister Amit Shah in October 2025. While an exact completion date hasn't been announced, such large-scale highway projects typically take 3-5 years. Regular updates are expected from GSRDC.
How will this road affect property values in nearby areas?
Improved connectivity usually drives commercial and residential demand in surrounding zones. As congestion eases and logistics improve, businesses expand and workers seek homes with shorter commutes. Properties within 5-10 km of this highway corridor are likely to see appreciation.
What is the estimated cost of the project?
The project is being developed at an estimated cost of ₹805 crore. This substantial investment reflects the government's commitment to supporting industrial growth and residential expansion in the region.
Will the road have service roads and underpasses?
Service roads will be developed on both sides over 22.731 kilometres, and 13 minor bridges will be widened. Construction will also include a six-lane elevated flyover and a three-lane right-turn flyover. Additionally, five new underpasses will be built at Ullaria, Telav (two locations), Sanand GIDC Gate, and Khoraj GIDC.
How does this project support industrial growth?
Sanand is a major industrial hub of Western India, with manufacturing plants of major domestic and foreign companies. Reduced congestion and faster movement of goods directly improve logistics costs and operational efficiency, attracting new industries and expanding existing ones.
What industries will benefit most from this road upgrade?
Key sectors operating in Sanand include Automobiles & Ancillaries (Tata Motors, Maxxis Tyres, Alstom), Semiconductors & Electronics (Micron Technology), and FMCG & Food Processing (Nestle, Coca-Cola, Colgate). All will see improved supply chain efficiency.
Is Sanand a good area for residential investment?
Sanand is located near the city of Ahmedabad, about 70 kilometres from a recently rebuilt international airport. With improving infrastructure, strong industrial demand, and better connectivity post-road upgrade, Sanand and adjacent areas are increasingly attractive for both owner-occupation and investment.
What are the current daily vehicle movements on this road?
The stretch currently handles an average of 43,014 vehicles daily, leading to severe congestion on the existing four-lane road. This volume underscores the urgent need for expansion.
Who oversees this road project?
The 28.8-km highway project is overseen by the Gujarat State Road Development Corporation (GSRDC). Regular progress tracking is available through GSRDC updates and state government press releases.
Will there be any toll charges on the new six-lane highway?
Details on tolling policies have not yet been announced. Typically, GSRDC state roads may have toll mechanisms to support maintenance. Updates will be shared as the project progresses.
