Mahindra Lifespaces and Sumitomo Corporation Expand Chennai Industrial Park Partnership

Mahindra Lifespace Developers Ltd., the real estate and infrastructure development arm of the Mahindra Group, through its joint venture company, Mahindra Industrial Park Chennai Limited (MIPCL), announced the execution of a Second Supplemental Agreement between Sumitomo Corporation, Japan and Mahindra World City Developers Limited (MWCDL) on July 22nd, 2026.

This agreement is for the expansion of Origins by Mahindra in Chennai with the development of Phase 2B. The partners will acquire, transfer and develop around 95 acres of land as part of the Phase 2B expansion. With this addition, the total area planned across all phases of Origins by Mahindra will increase to around 540 acres.

Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai. The partnership further strengthened with the expansion into Phase 2A in 2024 and has now extended to Phase 2B in July 2026.

Mahindra Lifespace's industrial leasing business saw revenues rise to ₹713 crore in the financial year 2025-26. The Indian industrial real estate sector is witnessing significant demand tailwinds, driven by global supply chain diversification and government manufacturing initiatives. Integrated industrial parks with robust connectivity to logistics corridors, such as Origins by Mahindra Chennai on National Highway 16, are experiencing rapid lease absorption.

Origins by Mahindra, Chennai signed YKK India in June 2026 to set up its third manufacturing facility in India with an investment of USD 150 million. Spanning 307 acres, Origins by Mahindra has become a preferred industrial hub for renowned Japanese and Taiwanese enterprises.

Building on the strong interest shown by Japanese manufacturers in establishing operations in India, the expansion is expected to support the next wave of global and domestic investments. This will reinforce Chennai's position as a preferred industrial and logistics hub.
