Airport, metro and IT parks are turning North Bengaluru into the city's leading launch corridor.
Enquire NowFor years, Bangalore's growth story centered on the east and south. That script has flipped. North Bengaluru, once seen as a distant airport-adjacent zone, has become the city's most active corridor for new residential launches and land acquisitions, and the numbers back it up.
According to recent market data, new residential launches are reporting occupancy rates above 70%, and the North submarket contributed 38% of all new residential launches in Q1 2026. Pricing has also moved decisively upward. High-end capital values in the North submarket grew 7% year-on-year in Q1 2026, with mid-segment recording 6% annual growth, both carrying a positive short-term outlook. Pricing across the corridor ranges from Rs 9,000 to Rs 13,500 per square foot, showing a market that has moved from affordable-peripheral to premium-aspirational.
Infrastructure is the single biggest driver behind this shift. The Namma Metro Phase 2B, a 37-kilometre Blue Line extension connecting KR Puram to Kempegowda International Airport through Hebbal, Yelahanka, and Bagalur Cross, is expected to be operational in phases between June and December 2026. Alongside this, a separately approved suburban rail link will add a confirmed station at the KIADB Aerospace Park, while the Satellite Town Ring Road, already partially operational, is connecting North Bengaluru to the city's broader mobility network.
Employment growth is compounding the residential demand. The proposed Information Technology Investment Region near Devanahalli is expected to draw IT, biotech, and advanced manufacturing into the same belt, an expanding employment base that is translating directly into residential demand, with thousands of homes currently under construction in the Bagalur belt to house the professionals this corridor continues to attract. Industry trackers also note that Yelahanka, Tumkur Road, and Devanahalli are the three most active micro-markets for new apartment launches in North Bangalore in 2026, with Yelahanka offering the best balance of connectivity and pricing, Tumkur Road suiting professionals working in Peenya or Yeshwanthpur, and Devanahalli attracting buyers looking for township living near the airport and aerospace corridor.
Mahindra Lifespaces has been among the most active developers reading this shift early. In January 2025, the company's subsidiary Anthurium Developers acquired an 8.2-acre parcel in North Bengaluru, with Managing Director & CEO Amit Kumar Sinha noting that Bengaluru is a strategic market for the company, this being its seventh project in the city, given the proximity to the international airport and major tech parks, with North Bengaluru expected to become an important micro-market with strong demand for well-planned, high-quality homes. That land, just 1.8 kms from the upcoming Doddajala metro station, was flagged as an ideal location for urban homebuyers.
Mahindra followed through in April 2025 with the launch of Mahindra NewHaven. The company announced the launch of Mahindra NewHaven, an IGBC-certified Net Zero Energy & Waste project, featuring 70% open spaces with bespoke residences. The project sits off the Bengaluru-Hyderabad Highway and in close proximity to Kempegowda International Airport, offering strong connectivity and strategic access to North Bengaluru's rapidly evolving ecosystem, a micro-market home to IT parks, commercial hubs, leading educational institutions, healthcare facilities, retail destinations, and set to benefit from upcoming metro connectivity.
Mahindra doubled down further in June 2025, acquiring an adjoining parcel through a share purchase agreement that unlocked a premium development opportunity with an estimated Gross Development Value of INR 1,100 crore. Sinha called it a key milestone in strengthening the company's presence in North Bengaluru, one of the city's most promising real estate corridors.
For homebuyers, the takeaway is straightforward: North Bengaluru has moved past the speculative phase into an active, infrastructure-backed growth cycle. Rather than chasing the lowest entry price, experts advise weighing location and daily connectivity, developer track record, RERA registration and approvals, carpet area and floor-plan efficiency, total acquisition cost, and construction timelines before committing. With metro connectivity, an aerospace and IT investment region, and established developers like Mahindra deepening their footprint, the corridor's momentum looks set to continue through 2026 and beyond.
