The announcement, made on September 16, 2025, marks one of the largest single redevelopment mandates the company has secured in the city this year.
The two societies span roughly 2.6 acres and 1.8 acres respectively, and are both located in Chembur's Diamond Garden area. MLDL has stated that the redevelopment will deliver well-planned homes, designed with a focus on sustainability, modern amenities, and connectivity, offering existing residents an enhanced living experience while creating long-term value through thoughtful design and environmentally responsible practices.
Commenting on the mandate, Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespace Developers Ltd, said, "Redevelopment continues to play an important role in our growth journey," adding that it enables the company to bring high-quality residential projects to neighbourhoods where demand remains strong.
Location is central to the appeal of this mandate. Chembur has long been considered a strategic location due to its connectivity with business districts such as Bandra-Kurla Complex (BKC) and Powai. The Diamond Garden site is situated just 1.5 kilometres from the Eastern Freeway, offering direct access to Thane, Navi Mumbai and other key parts of Mumbai. Residents will also benefit from the upcoming Diamond Garden Metro Station on Mumbai Metro Line 2, the existing Monorail, and suburban rail links, adding multiple modes of connectivity to an already well-networked micro-market.
The mandate arrives amid a broader push in Mumbai's redevelopment sector. Industry watchers note that Chembur's housing market has seen renewed attention from developers following recent regulatory announcements permitting higher redevelopment potential in the city, making society redevelopment more viable for developers while enhancing potential value for existing residents and future homebuyers. Citywide, ongoing redevelopment projects across the MCGM region are expected to add 44,277 new homes as free-sale components worth ₹1.31 trillion by 2030, according to Knight Frank India.
For Mahindra Lifespaces, the Chembur win adds to an already active FY26 redevelopment pipeline in Mumbai. The company was appointed in June 2025 for a Mulund (West) society redevelopment worth an estimated ₹1,250 crore, and earlier in April 2025 for two societies in Lokhandwala Complex, Andheri West, valued at around ₹1,200 crore. It also secured a ₹950 crore mandate in Andheri West in February 2025, partnered on a ₹1,650 crore cluster redevelopment in Mahalaxmi, and has since gone on to add mandates in Malad West (₹800 crore, October 2025) and Matunga (₹1,010 crore, December 2025).
While specific unit configurations, tower heights, and pricing for the Chembur project are yet to be disclosed by MLDL, market listings indicate the project is expected to offer 2 and 3 BHK apartments once formally launched. For homebuyers and investors tracking Mumbai's eastern suburbs, this mandate signals that Diamond Garden's transformation is now firmly on the radar of one of India's most trusted real estate brands, backed by Mahindra Lifespaces' track record in sustainable, green-certified housing across the country.
