The announcement was made on June 27, 2025, marking Mahindra's continued push into Mumbai's redevelopment segment. The society being redeveloped is St. Pius Ten CHS Ltd, and the formal go-ahead for the project came on June 26, 2025.
The redevelopment spans a 3.08-acre land parcel and carries an estimated development value of approximately ₹1,250 crore, making it one of the larger redevelopment mandates in the eastern suburbs of Mumbai this year. Commenting on the project, Mahindra's Chief Business Officer – Residential, Vimalendra Singh, said the company's redevelopment philosophy centres around creating value for residents and the city, aiming to blend design excellence with sustainability and on-time delivery.
This mandate follows closely on the heels of Mahindra Lifespaces' other Mumbai redevelopment wins, including two societies in Lokhandwala Complex, Andheri West, valued at approximately ₹1,200 crore, awarded just months earlier. Together, these projects underline Mahindra's strategic shift toward brownfield redevelopment as space for fresh land parcels in the city becomes increasingly scarce.
As the project is currently at the preferred-developer stage, specific configurations, tower plans, and pricing are yet to be formally announced. Homebuyers and existing society members can expect further details, including RERA registration and unit specifications, to be released as the project moves into the planning and approval phase.

Unit configurations, sizes and pricing for this redevelopment are yet to be officially released by Mahindra Lifespaces. Based on comparable premium redevelopment projects in Mulund and nearby micro-markets, the development is expected to offer contemporary 2 and 3 BHK homes once launched. Interested buyers can register for early updates as the project progresses through planning and approvals.
