Mahindra Lifespace Developers has signed a Share Purchase Agreement to acquire Shreyas Stones Private Limited (SSPL), which owns 8.79 acres of premium land in Navaratna Agrahara Village, North Bengaluru, announced on June 30, 2025, for ₹199 crore. The deal unlocks an estimated Gross Development Value (GDV) of ₹1,100 crore for this individual parcel.
What makes this acquisition especially significant is its location. The real strategic value emerges when combined with Mahindra's adjoining land holdings, giving the company an opportunity to create a unified premium development with a combined GDV potential of approximately ₹2,100 crore. This adjoining parcel refers to an earlier purchase: in January 2025, MLDL through its subsidiary Anthurium Developers Ltd had already acquired 8.2 acres of land in North Bengaluru, with a developable potential of approximately 0.9 million square feet and a projected GDV of almost INR 1,000 crore. Together, the two parcels give Mahindra a sizeable, contiguous land bank in one of the city's most closely watched growth corridors.
Commenting on the acquisition, Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers Ltd, said the deal marks a key milestone in strengthening the company's presence in North Bengaluru, one of the city's most promising real estate corridors, and with this parcel adjoining the existing land, the company now has the opportunity to create a unified, high-quality premium development with a combined GDV potential of approximately ₹2,100 crore. He added that the move reflects the company's continued focus on scale, synergies, and value creation in its core markets.
Location is a key driver behind this bet. The site is located off the Bengaluru-Hyderabad Highway and in close proximity to Kempegowda International Airport, offering strong connectivity and strategic access to North Bengaluru's rapidly evolving ecosystem. Connectivity is set to improve further, since the site is just 1.8 km from the upcoming Doddajala metro station, making it an ideal location for urban homebuyers.
The timing of this land buy lines up with a broader shift in Bengaluru's residential map. North Bengaluru has emerged as the city's strongest real estate corridor in 2025–2026, accounting for nearly 34% of all new residential launches in the city. Improving infrastructure is a big reason why: the Namma Metro Blue Line is expanding toward the airport corridor, arterial roads are being upgraded, and the Doddajala Metro station is set to transform connectivity in the region.
For Mahindra, this is not an isolated move but part of a consistent land-banking strategy. Mahindra Lifespace is a listed developer with a 31-year track record and a portfolio spanning 47.56 million sq ft of residential projects across seven Indian cities, and has been acquiring land aggressively to capitalize on strong residential demand, particularly in premium segments. The company's sustainability credentials also remain central to its pitch to buyers: as a pioneer of Net Zero homes in India, Mahindra Lifespaces is committed to building only Net Zero homes from 2030 onwards, has already launched India's first three Net Zero residential developments, and has maintained a 100% Green portfolio since 2014 while working towards carbon neutrality by 2040.
For homebuyers tracking North Bengaluru, this news is a strong signal. A large, established developer committing over ₹2,100 crore in combined GDV to one micro-market suggests confidence in long-term demand around the airport corridor. While a formal project launch, unit configurations, and pricing are yet to be announced, the scale of the land bank points to a sizeable, integrated residential development in the pipeline — one worth watching for anyone evaluating North Bengaluru for a home purchase or investment in the next 12-18 months.
