The company has taken the pledge that it will only develop Net Zero buildings from the year 2030 onwards as part of its commitment to Mahindra Group's 2040 carbon neutrality goals. This isn't a vague sustainability statement — it's a firm operational deadline that will reshape how every future Mahindra residential launch is designed, built, and sold.
The announcement was made alongside the launch of Mahindra Eden in Bengaluru, which became India's first Net Zero Energy residential project. Arvind Subramanian, Managing Director and CEO, Mahindra Lifespace Developers Limited, said that global climate change is one of the most pressing issues and buildings alone are responsible for approximately 36% of the total energy consumption and close to 40% of carbon emissions. As a pioneer in sustainable development with a 100% certified-green portfolio, the company was keen to take the next leap in sustainable design and development, calling net-zero homes one of the cornerstones of a reduced carbon future.
What does this cost homebuyers, and what do they gain? According to reporting on the announcement, such projects might result in 5% additional cost, but the payback in terms of returns will be gained within 2-3 years, and homebuyers would stand to gain at least Rs 1,000 per sq ft across the lifecycle of projects. For a buyer planning to hold a home for a decade or more, that math tends to favour the greener build — lower electricity bills, reduced water costs, and less dependence on the grid.
Mahindra Eden itself set the technical benchmark for what's to come. The unique design features of this residential development are together expected to save over 18 lakh kWh electricity annually, equivalent to powering over 800 homes, with the remaining energy demand met from renewable sources through both on-site solar and wind energy systems and the purchase of green energy from the grid. The project also incorporated water and waste efficiency measures typical of Mahindra's green playbook. Sustainability features available across Mahindra Lifespaces developments — low-flow water-efficient fixtures, rainwater harvesting, and a sewage treatment plant — helped reduce the water demand of the project by 74% when compared to conventional buildings.
Since Mahindra Eden, the developer has kept adding to its Net Zero portfolio rather than treating it as a one-off marketing exercise. Mahindra Zen in Bengaluru followed as the city's first Net Zero Waste + Energy project, and Mahindra Vista in Kandivali East, Mumbai, became India's first Net Zero Waste + Energy project in the west. As a pioneer in Net Zero homes in India, Mahindra Lifespaces is committed to building only Net Zero homes from 2030 onwards, and has already launched India's first three Net Zero residential developments: one Net Zero Energy and two Net Zero Energy plus Waste. Most recently, the company entered Whitefield with Mahindra Blossom, its third Net Zero residential project in Bengaluru, underlining that this pledge scales across cities and price points, not just flagship launches.
The 2030 pledge sits within a larger ESG framework the company has been building for years. Mahindra Lifespaces has been committed to a 100% green portfolio since 2013, with all its projects rated IGBC gold and above or GRIHA 3 star and above, and is committed to Carbon Neutrality by 2040 for its Scope 1 and Scope 2 emissions across the entire business, aligned with the Mahindra Group's carbon neutrality commitment. It was also the first real estate company in India to have committed to the global Science Based Targets initiative (SBTi).
For homebuyers evaluating a Mahindra project today, the 2030 pledge is a useful signal of intent rather than an immediate mandate — projects launched before 2030 may carry Net Zero certification voluntarily, as Eden, Zen, Vista, and Blossom already do, but every launch from 2030 onward will be required to meet the standard. That gives buyers a growing pool of certified green inventory to choose from right now, with the assurance that the developer's entire future pipeline will fall in line with the same benchmark. The company's efforts have also been recognised externally — in FY26 it earned the GRESB Global and Regional Sector Leader Award under the Development Benchmark category, ranking 4th among 30 listed global peers.
