Mahindra Lifespace Developers Ltd. (MLDL) has taken its long-running partnership with Japan's Sumitomo Corporation a step further in North Chennai. Through its joint venture company, Mahindra Industrial Park Chennai Limited (MIPCL), MLDL announced the execution of a Second Supplemental Agreement between Sumitomo Corporation, Japan and Mahindra World City Developers Limited, for the expansion of Origins by Mahindra in Chennai with the development of Phase 2B.

This isn't a new relationship — it's an old one getting bigger. Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai, and the partnership further strengthened with the expansion into Phase 2A in 2024 and has now extended to Phase 2B in July 2026. Each phase has added scale to what has become one of South India's most closely watched industrial developments.

The numbers behind Phase 2B are significant. The agreement sets out the framework for the acquisition, transfer and development of ~95 acres of land under Phase 2B. With this addition, the combined area across all phases stands at ~540 acres. On the ownership side, the agreement has been signed between Sumitomo Corporation and Mahindra World City Developers Limited (MWCDL), an 89:11 joint venture between Mahindra and the Tamil Nadu Industrial Development Corporation Limited (TIDCO), while MWCDL holds 60 per cent of the total equity shareholding in MIPCL, with the remaining 40 per cent held by Sumitomo Corporation.

The location itself remains a key draw. Origins Chennai is spread across ~600 acres (on a fully built-out basis), with its first phase spanning over ~300 acres, and it sits on NH‑16 (Kolkata Highway), part of the Golden Quadrilateral. Tamil Nadu offers a strategic gateway for industrial businesses, influenced by the Chennai-Bengaluru Industrial Corridor (CBIC) and the Chennai-Vizag Industrial Corridor (CVIC), complemented by proximity to multiple ports. That connectivity, paired with the state's manufacturing base, is precisely why Sumitomo has stayed invested for over a decade.

For Mahindra Lifespaces, the timing lines up with strong underlying financials. The company's industrial leasing business saw revenues rise to ₹713 crore in the financial year 2025-26, giving it the balance-sheet confidence to commit fresh capital to Phase 2B.
