Mahindra scales up Pune with a 13.46-acre Mahalunge land buy near Hinjewadi.
Enquire NowMahindra Lifespace Developers Ltd has made another major move in Pune's western corridor. Mahindra Lifespace Developers Ltd. announced that it has acquired 13.46 acres of land in the premier neighborhood of Nande-Mahalunge in Pune, with the land estimated to yield a development potential of INR ~3500 Crore. The announcement was made on October 11, 2025, adding another sizeable land bank to the developer's fast-growing Pune portfolio.
The timing and location of this acquisition are significant for homebuyers tracking Pune's western micro-markets. This land parcel is strategically located within the well-planned Mahalunge micro-market, offering excellent connectivity through the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road, next to Hinjewadi. That proximity to Hinjewadi, one of Pune's largest IT parks, is a key reason the parcel commands such a high development value despite its relatively modest 13.46-acre size.
Commenting on the acquisition, Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespace Developers Ltd., said, "Mahalunge-Nande-Maan are among Pune's most promising micro-markets, having witnessed strong absorption over the past few years. There is a clear and growing demand for high-quality, future-ready homes with modern amenities in this region." He added that the acquisition reinforces the company's commitment to Pune and aligns with its strategy to strengthen its presence across the city's key growth corridors.
Location advantages go beyond just the Inner Ring Road connectivity. The site is surrounded by well-developed social infrastructure including Delhi Public School, Mahindra International School and Symbiosis Centre for Management, and is also equidistant from Baner-Balewadi and Hinjewadi, which are among Pune's major IT and BFSI hubs. For homebuyers, this means quick access to schools, workplaces, and established retail and healthcare infrastructure without being deep inside the congested IT park zone itself.
The deal was disclosed through a regulatory filing, and as is typical for such transactions, the company informed exchanges that it had acquired the land in the premier neighbourhood of Nande-Mahalunge in Pune, without disclosing the name of the seller or the deal value. This is standard practice for listed real estate companies making land acquisitions, since the development potential figure — not the raw land price — is what matters most to investors and future buyers.
This Mahalunge acquisition is part of a broader land-buying spree by Mahindra Lifespaces through 2025. The company has been active across Mumbai and Pune, expanding its pipeline through both outright purchases and redevelopment mandates. Established in 1994, Mahindra Lifespaces is the real estate and infrastructure arm of the Mahindra Group, with a portfolio spanning more than 49 million sq ft across seven cities and over 5,000 acres of integrated developments and industrial clusters, under brands including Mahindra Happinest, Mahindra World City and Origins by Mahindra.
Market reaction to the news was mildly positive. Following the announcement, the company confirmed the acquisition of 13.46 acres of land in the prime Nande-Mahalunge area of Pune, with an estimated development potential of around ₹3,500 crore, and the stock saw a modest uptick in trading that week. Analysts view this positively as it adds to the company's already substantial residential pipeline in one of Pune's most sought-after growth belts.
For homebuyers, this news is worth tracking closely. A large land parcel with this kind of development potential typically translates into a sizeable future housing project — likely a mix of premium apartments given the location's proximity to Hinjewadi's IT crowd and the presence of reputed international schools nearby. While formal launch timelines, unit configurations, and pricing haven't been announced yet, early industry trackers suggest the project could break ground with a phased launch in the next couple of years, joining Mahindra's existing and upcoming Pune portfolio that already includes projects in Wagholi, Pimpri, and Tathawade.
