Mahindra Lifespaces expands its Mumbai footprint with a Rs 5,600 Cr Kandivali East land acquisition.

On 19th June 2026, the company announced the acquisition of a 15-acre land parcel in Kandivali East, Mumbai. The project has an estimated Gross Development Value (GDV) of approximately Rs 5,600 crore with a development potential of around 1.8 million square feet.
The deal was struck competitively rather than through a private negotiation. The land was acquired through a competitive bidding process, aligning with Mahindra's strategy of expanding in markets with strong end-user demand and long-term growth potential. Interestingly, this isn't Mahindra's first move in this micro-market. Commenting on the acquisition, Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespace Developers, noted that the company is building on the success of Mahindra Vista in the Kandivali micro-market, and that this acquisition further strengthens its presence in one of Mumbai's most promising residential destinations.
What makes this parcel attractive to a developer of Mahindra's scale? Location and connectivity top the list. Strategically located in Kandivali East, the open greenfield land parcel benefits from excellent connectivity to the Western Express Highway and existing metro corridors. The location is supported by established social infrastructure, including schools, hospitals, and retail hubs, and continues to witness strong residential absorption driven by end-user demand.
Future infrastructure is also a key driver behind the bet. The project's accessibility is expected to be further enhanced by the upcoming Borivali–Thane Twin Tunnel, a landmark infrastructure initiative that is set to significantly reduce travel time between Mumbai's western suburbs and Thane, strengthening regional connectivity and supporting the area's long-term growth prospects. For homebuyers, this tunnel could reshape daily commute patterns across the western suburbs over the next several years.
The timing of the acquisition lines up with a sharp run-up in Kandivali East property values. According to Housing.com, average property prices in Kandivali East during the first three months of 2026 stood at Rs 23,312 per square foot, up 24.46 per cent year-on-year. That kind of price appreciation signals genuine end-user and investor confidence in this corridor, not just speculative interest.
This acquisition also fits into a much larger growth story for Mahindra Lifespaces. The company's development footprint spans 53.65 million square feet of completed, ongoing and forthcoming residential projects across seven Indian cities, and over 5,000 acres of ongoing and forthcoming projects under development or management at its integrated developments and industrial clusters. The financial numbers back up the momentum too. Mahindra Lifespaces' consolidated sales during FY26 stood at Rs 4,118 crore, up 25 per cent YoY, while residential pre-sales in FY26 stood at Rs 3,405 crore, up 21.43 per cent YoY. As of FY26, the total GDV of Mahindra Lifespaces' overall portfolio stood at Rs 45,180 crore.
For prospective homebuyers tracking Mahindra Lifespaces in Mumbai, this Kandivali East acquisition is a strong signal of the developer's continued conviction in the western suburbs corridor, alongside its existing Mahindra Vista project nearby and other redevelopment mandates across the city. While unit configurations, pricing, and RERA registration for this new Kandivali East parcel are yet to be announced, the scale of the GDV suggests a large, multi-phase residential development is on the cards, likely to be positioned in the mid-to-premium segment given prevailing micro-market prices.
