Mahindra deepens its Chennai bet with fresh industrial and residential expansion.

On 22nd July 2026, the company's joint venture, Mahindra Industrial Park Chennai Limited (MIPCL), executed a Second Supplemental Agreement with Sumitomo Corporation of Japan to expand Origins by Mahindra in Chennai into a new Phase 2B. This is the latest chapter in a partnership that began in 2015, and which grew further with Phase 2A in 2024.
Under the new agreement, the partners will acquire, transfer and develop around 95 acres of land as part of the Phase 2B expansion, taking the total area planned across all phases of Origins by Mahindra to around 540 acres. The industrial cluster sits along NH16, part of the Golden Quadrilateral, near Ponneri, and enjoys exceptional connectivity being in close proximity to the Chennai–Bangalore Industrial Corridor (CBIC) and Chennai–Vizag Industrial Corridor (CVIC).
Mahindra Lifespaces MD & CEO Amit Kumar Sinha called this a milestone in the company's larger vision for the park. He said the partnership with Sumitomo Corporation has played an important role in creating a high-quality industrial ecosystem that serves both global and domestic manufacturers, and that the agreement marks another milestone in expanding Origins by Mahindra while strengthening Tamil Nadu's position as a leading investment destination. The company expects this expansion to reinforce Chennai's position as a preferred industrial and logistics hub.
This isn't a standalone announcement — it builds on years of momentum. Origins by Mahindra has become a preferred industrial hub for renowned Japanese and Taiwanese enterprises, with the launch of Phase II earlier marking a crucial step in the company's business expansion journey. The park has already attracted marquee tenants including Yanmar Engine Manufacturing India, Nissei Electric India, Mitsubishi Electric and Omron Healthcare, among others, and is the first industrial cluster in Tamil Nadu to receive an IGBC Green Cities Platinum rating.
On the investor-facing side, the Chennai expansion is also showing up in the company's financial narrative. In its FY26 commentary, management highlighted that the IC&IC business saw strong leasing activity and higher realization in Jaipur and Chennai, alongside 25% overall sales growth across residential and industrial businesses. Markets reacted positively too — Mahindra Lifespace shares gained on the news of the Chennai industrial park expansion.
On the residential front, Mahindra Lifespaces' Chennai portfolio continues to mature around the Mahindra World City ecosystem. Projects like Mahindra Aqualily, located inside the 1,500-acre Mahindra World City township near Singaperumal Koil on GST Road, remain a key draw for homebuyers wanting proximity to a self-sufficient industrial and social infrastructure base. The residential enclave sits close to Kolavai Lake and offers 2, 3 and 4 BHK configurations, benefiting from the same township ecosystem that houses global manufacturers and thousands of working professionals nearby.
For homebuyers and investors tracking Chennai's real estate story, this dual expansion — industrial land absorption on one side and steady residential launches on the other — signals continued confidence in the Chennai-Bangalore and Chennai-Vizag industrial corridors as long-term growth engines. As more global manufacturers set up base in Origins by Mahindra, demand for quality housing in the surrounding micro-markets, including Singaperumal Koil, Ponneri and GST Road, is expected to see a corresponding uptick over the next few years.
