Mahindra Lifespaces is stepping up its bet on Bengaluru. Mahindra Lifespace Developers Ltd., the real estate and infrastructure development arm of the Mahindra Group, has announced the launch of Mahindra NewHaven, an IGBC-certified Net Zero Energy & Waste project. The development features 70% open spaces, with bespoke 3, 3.5, and 4 BHK residences and is purposefully designed to elevate modern living with a strong focus on sustainability and innovation.

NewHaven isn't a standalone bet. The development is positioned adjacent to the company's successful Mahindra Zen project and is designed with sustainability and lifestyle innovation at its core. Mahindra NewHaven Bengaluru offers premium lifestyle amenities, including a 10,400 sq. ft. clubhouse with an infinity pool, and is strategically placed just 1 km from the Singasandra metro station and near Electronic City, providing excellent connectivity to major IT hubs, business parks, and a thriving social infrastructure. The project carries Karnataka RERA registration and is priced from roughly ₹2.99 Cr for 3.5 BHK homes on the official developer listing, though early channel-partner pricing had started closer to ₹2.20-2.25 Cr, reflecting typical pre-launch to post-launch price movement.

The South Bengaluru push has since been followed by an even bigger move into East Bengaluru. Mahindra Lifespace Developers Ltd. has launched 'Mahindra Blossom,' a Net Zero Waste residential project in Whitefield, Bengaluru, with an estimated gross development value of ₹1,900 crore. Mahindra Blossom is set to become the company's third residential project in Bengaluru to achieve Net Zero status, designed to offer a range of homes including 2, 3, 3.5, and 4 BHK configurations, with 75% open-to-sky spaces ensuring ample natural light and ventilation.

The company has also moved north. Mahindra Lifespace acquired an 8.79-acre land parcel at Navaratna Agrahara village in North Bengaluru for ₹199 crore, to build a premium residential development with an estimated ₹2,100 crore revenue potential. Taken together, NewHaven, Blossom and the North Bengaluru land buy signal a deliberate spread of Mahindra's Bengaluru portfolio across South, East and North micro-markets rather than concentrating in one corridor.

This Bengaluru push sits inside a much larger national growth plan. Mahindra Lifespace Developers plans to launch projects with a gross development value of about ₹45,000 crore over the next 18-24 months as it ramps up business development activity to achieve its target of ₹10,000 crore in annual sales. The company remains particularly bullish on MMR, Pune and Bengaluru, citing strong employment generation and infrastructure development in these markets.

For homebuyers, the pattern is clear: Mahindra is consistently pairing its Bengaluru launches with IGBC Net Zero Energy and Net Zero Waste certification, positioning sustainability as a core differentiator rather than a marketing add-on. Combined with metro-adjacent sites near Singasandra and Whitefield, and now a fresh North Bengaluru land parcel, the developer is building a portfolio that spans price points, geographies and buyer profiles across the city.
