Mahindra Lifespaces expands North Bengaluru footprint with a Rs 1,100 Cr GDV land deal.

The company announced the signing of a Share Purchase Agreement (SPA) with Shreyas Stones Private Limited (SSPL), whereby the shareholders of SSPL have agreed to sell their entire stake, unlocking a premium development opportunity with an estimated Gross Development Value (GDV) of INR 1,100 crore.
The transaction, structured as a share purchase, gives Mahindra Lifespaces control of Shreyas Stones Pvt Ltd, which owns an 8.79-acre land parcel in Bengaluru, for a consideration of ₹199 crore. The land parcel is located at Navaratna Agrahara Village, within a high-potential North Bengaluru micro-market.
What makes this deal particularly notable is its adjacency to Mahindra's existing land bank in the same belt. As Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers, explained, this acquisition marks a key milestone in strengthening the company's presence in North Bengaluru, and with this parcel adjoining existing land, the company now has the opportunity to create a unified, high-quality premium development with a combined GDV potential of approximately ₹2,100 crore. Sinha added that it reflects the company's continued focus on scale, synergies, and value creation in its core markets.
Location is central to the investment thesis. Located off the Bengaluru-Hyderabad Highway and in close proximity to Kempegowda International Airport, the site offers strong connectivity and strategic access to North Bengaluru's rapidly evolving ecosystem, with the micro-market home to IT parks, commercial hubs, leading educational institutions, healthcare facilities, retail destinations, and set to benefit from upcoming metro connectivity.
This isn't Mahindra Lifespaces' first move in this specific pocket. Just months earlier, in January 2025, the company's subsidiary Anthurium Developers had acquired 8.2 acres of land in North Bengaluru with a developable potential of approximately 0.9 million square feet of saleable area and a projected GDV of almost INR 1,000 crore. That acquisition was framed as the developer's seventh project in the city, given Bengaluru's status as a strategic market for the company. The June 2025 deal effectively stitches these two parcels together into one larger, more efficient master-planned development.
Industry trackers point to North Bengaluru's outsized share of new supply as the reason developers keep circling back to this corridor. According to market analysis, North Bengaluru has emerged as the city's strongest real estate corridor in 2025–2026, accounting for nearly 34% of all new residential launches in the city. Proximity to the airport, the tech corridor along the Bellary Road-NH44 stretch, and planned metro extensions have combined to push both land values and buyer interest higher in this belt over the past two years.
For homebuyers, the deal signals more premium supply is on the way, though a formal project name, RERA registration, and launch timeline have not yet been announced. Analysts tracking the site estimate the combined parcel could eventually support a premium residential community spanning over 17.58 acres with an estimated 800–1,200 luxury apartments, with the BHK mix likely favoring 2 and 3 BHK units alongside a premium 4 BHK component. Until Mahindra Lifespaces makes an official launch announcement, prospective buyers should treat any pricing or configuration details circulating online as indicative rather than confirmed.
This land acquisition fits a broader pattern for the developer, which has been on an active land-buying spree across Bengaluru, Mumbai, and Pune over the past year. Mahindra Lifespace has been acquiring land aggressively in the past few years to expand its business amid strong demand for residential properties, with its development footprint spanning 47.56 million sq ft of completed, ongoing and forthcoming residential projects across seven Indian cities. For homebuyers evaluating North Bengaluru, this consolidation reinforces the corridor's long-term growth story, even as specific project details await formal disclosure.
