Mahindra Lifespaces Acquires 13.46 Acres Near Mahalunge, Pune
Mahindra Lifespace Developers Ltd. has made a fresh move to strengthen its Pune portfolio. The company announced that it has acquired 13.46 acres of land in the premier neighborhood of Nande-Mahalunge in Pune, estimated to yield a development potential of INR ~3500 Crore.
The transaction was disclosed through a regulatory filing, though Mahindra Lifespace did not disclose the name of the seller and also the deal value. What is clear is the scale of ambition: this single parcel is expected to generate a development value on par with some of the company's largest projects in the country.
Commenting on the acquisition, Vimalendra Singh, Chief Business Officer - Residential at Mahindra Lifespace Developers, said "Mahalunge-Nande-Maan are among Pune's most promising micro-markets, having witnessed strong absorption over the past few years. There is a clear and growing demand for high-quality, future-ready homes with modern amenities in this region." He added that this land parcel is strategically located within the well-planned Mahalunge micro-market, offering excellent connectivity through the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road, next to Hinjewadi, reinforcing the company's commitment to Pune and its strategy to strengthen presence across the city's key growth corridors.
Location is the standout factor in this deal. The land sits in Nande-Mahalunge, located about 20 kilometres from Pune city centre. The site is also equidistant from Baner-Balewadi and Hinjewadi micro markets, which are IT and BFSI hubs of Pune. For homebuyers, this means quick access to the region's largest employment corridor without the congestion that comes with being directly inside it. The area is also close to top educational institutes like Delhi Public School and Symbiosis Centre for Management.
The market reacted positively to the news. Shares of Mahindra Lifespace Developers Ltd rose 2% to touch a day's high of Rs 385 on 13th October, after the company announced the acquisition. Analysts view the move as part of a broader pattern of aggressive land banking by the company across its focus cities, aimed at building a multi-year launch pipeline.
This isn't Mahindra Lifespaces' first move in Pune's western belt. The company already has an established presence in the Pimpri-Chinchwad and Hinjewadi micro-markets, and this new Mahalunge parcel adds to a growing cluster of projects along the city's IT corridor. For context on the company's pace of expansion, it recently also strengthened its North Bengaluru footprint through an acquisition unlocking a premium development opportunity with an estimated Gross Development Value of INR 1,100 crore.
According to early project listings tracking this land parcel, the project is expected to launch in 2026, and possession is planned for 2030. The development is currently at the pre-launch stage, with unit configurations, pricing, and RERA registration yet to be finalised and announced by the company.
For homebuyers tracking Pune's western suburbs, this acquisition is a strong signal. It confirms that established developers see long-term residential demand in the Mahalunge-Nande-Maan belt, backed by infrastructure upgrades like the PMRDA Town Planning Scheme and the Inner Ring Road.
