Mahindra Lifespace Posts Strong FY26 Pre-Sales Growth

Mahindra Lifespace Developers' sales bookings rose 21 percent to Rs 3,405 crore last fiscal on better demand for its residential properties. The company's pre-sales stood at Rs 2,804 crore in the 2024-25 fiscal. This marks a significant milestone for the Mumbai-based developer as it capitalizes on resilient market conditions across India's major residential hubs.

In its housing business, the fund collection from customers increased to Rs 2,107 crore last fiscal from Rs 1,831 crore in 2024-25. The robust collections reflect sustained homebuyer confidence and strong project execution. Residential pre-sales in Q4 FY26 were Rs 1,633 crore, up 54.78 percent year-on-year, where a carpet area of 1.18 million square feet was booked.

According to Amit Kumar Sinha, managing director and CEO, Mahindra Lifespace Developers, "We had a great FY26, with 25 percent sales growth across our Resi and IC&IC businesses, GDV additions of Rs 18,000 crore, significant growth in PAT and healthy operating cash flows." Residential business continued to demonstrate strong momentum with successful launches such as Blossom, Marina64, NewHaven and receipt of all planned occupation certificates.

The broader residential market backdrop strongly supported Mahindra's performance. Residential real estate in FY26 maintained a steady momentum, with demand remaining robust across metros such as Mumbai, Delhi-NCR, Bengaluru, and Hyderabad. The strongest demand came from homes priced above ₹1 crore, with sales in this segment rising 30% year-on-year during the January-March quarter.

Mahindra Lifespace's residential business saw healthy pre-sales momentum in Q4 FY26, with projects in Pune, Mumbai, and Bengaluru contributing to bookings. The affordable housing segment under Happinest remains a key volume driver. The company's diversified geographic presence and multi-brand strategy across premium and affordable segments have enabled it to capture growth opportunities in different buyer segments.

Looking ahead, the company is bullish on prospects. The company aims to achieve pre-sales of Rs 9,500 crore by FY30. Mahindra Lifespaces plans ₹45,000 crore worth of project launches over the next two years as it accelerates expansion to achieve ₹10,000 crore annual sales by FY30. This aggressive expansion roadmap reflects management confidence in sustained residential demand despite potential market headwinds.
