Mahindra Group Submits ₹175 Crore Proposal for Art & Cultural Centre in Kanjur West

Mumbai's eastern suburbs are set for a major cultural upgrade. Mahindra Lifespace Developers has proposed a ₹175 crore art and cultural centre on 3 acres in Kanjur West. The facility, planned for over 2,000 people, will come up on land handed to Brihanmumbai Municipal Corporation under TDR, pending approval.

The proposal has been formally submitted to the civic body. A proposal has been submitted by Anthurium Developers Ltd, an entity of Mahindra Group to the municipal commissioner. According to sources close to the project, once the commissioner approves the proposal, Mahindra Lifespaces will built a Art and Cultural centre on the lines of Chembur's Fine Arts Society and Sion's Shanmukhanand Hall, with an estimated project cost of Rs 175 crore, big enough to more than 2000 people at a time.

The cultural centre proposal is linked to a larger land transaction. The proposal came up after an advance possession to the BMC of around 13,000 sq mt land along LBS Road in Kanjurmarg, which has a reservation of Cultural centre/drama theatre as per the city's Development Plan. Documents show that a total of 5.5 acres of land is owned by M/s GKW Ltd, for which Anthurium Developers Ltd is constituted as attorney, with the land parcels being handed over in lieu of Transferrable Development Rights (TDR).

Not all the land is earmarked for the cultural centre alone. The remaining land parcels have reservations for garden, municipal school, amenity open space etc, which the BMC will develop, while for the cultural centre reservation, the policy decision of whether the BMC will develop or Mahindra is yet to be taken, according to civic sources. A public notice on the same was published in September 2025.

This cultural centre land is carved out of a much larger development. The 5.5 acres is part of the larger 37 acres plot in Kanjurmarg, where a massive residential project is coming up, following a November 2024 joint agreement between Mahindra Lifespaces and GKW Ltd to develop the land parcel, for which the developer has received the commencement certificate. That residential project has since taken shape as Mahindra Rainforest. Mahindra Lifespace Developers Limited announced the launch of residential phase 1&2 of Mahindra Rainforest, a premium mixed-use development spanning approximately 25.47 acres on LBS Marg, Kanjur, among the largest developments in Mumbai's central suburbs.

Civic activists have welcomed the move while flagging execution concerns. Civic activist Zoru Bhathena said it is good that Mahindra is handing over 5.5 acres of land free of cost to the BMC against TDR benefits, with that land meant for school, playground, garden and cultural centre. He questioned whether Mumbai will practically get this open land or whether it will remain only on paper, similar to several other land parcels.

For homebuyers evaluating Kanjur West and the wider Kanjurmarg-Bhandup belt, this development adds a meaningful social infrastructure layer to an already fast-growing residential corridor.
