The ₹91,000 Crore Bet That's Changing Everything

Tata Electronics is building India's first AI-enabled semiconductor fabrication facility in Dholera with a total investment of up to ₹91,000 crores, generating over 20,000 direct and indirect skilled jobs in the region. As of April 2026, the construction team achieved 50% completion.

This investment signals to global supply chains that India is ready to move from chip dependency to chip capability, transforming Dholera from a planned industrial zone into a strategic node in the global electronics ecosystem. The planned fab is expected to have a total monthly capacity of 50,000 wafers for Analog and Logic IC chips based on 28nm to 110nm technologies. The chip fabrication plant will produce power management ICs, display drivers, microcontrollers, high-performance compute chips for artificial intelligence and automotive electronics chips.

According to Union IT Minister Ashwini Vaishnaw, the state-of-the-art chip manufacturing plant is expected to start semiconductor production by December 2026. Trial production will begin in December 2026, and commercial production will scale through 2027 and 2028. The facility is being developed in collaboration with Powerchip Semiconductor Manufacturing Corporation (PSMC) of Taiwan, one of the leading global semiconductor players.

For homebuyers and real estate investors, this timing is critical. Phase 1 is expected to create 20,000+ direct skilled jobs, and including indirect employment in services, retail, education, and hospitality, the total employment impact is estimated at 60,000–100,000 people over the next 5–7 years. Mahindra Lifespaces is investing ₹2,000 crore in industrial and urban development at Dholera SIR, supporting planned township development, industrial clusters and smart city growth.

Finance Minister Kanubhai Desai proposed ₹610 crore for trunk infrastructure development at Dholera Special Investment Region, with the budget highlighting the emerging semiconductor manufacturing ecosystem positioning Gujarat prominently in global chip manufacturing. On 13 May 2026, the Union Cabinet approved a ₹20,667 crore, 134-km rail line connecting Ahmedabad, Dholera SIR, Dholera Airport, and Lothal, cutting the Ahmedabad-to-Dholera trip to under 50 minutes.
