About Dholera SIR
Dholera Special Investment Region sits roughly 100 km south of Ahmedabad and is being built as India's first planned greenfield smart city under the Delhi-Mumbai Industrial Corridor. As of early 2026, it stands as a 920 sq. km greenfield marvel, strategically positioned to become the 'Semicon City' of India. The government-led Activation Area, spread over 22.5 sq. km, is now largely complete with smart roads, underground utilities, and round-the-clock water and power supply.
The region has moved from a paper masterplan into visible, on-ground execution. Over ₹3,000 crore has been invested in the Activation Area alone, and the arrival of the Ahmedabad-Dholera Expressway has compressed travel time dramatically, making day trips and eventual daily commutes realistic for the first time.
Dholera's economic pull comes from anchor industrial investors rather than speculative housing demand. Tata Electronics' semiconductor fabrication plant, along with commitments from Tata Power, ReNew, L&T, and other majors, is turning the region into a genuine employment hub. Mahindra Lifespaces signed an MoU with the Gujarat Government for an Integrated Business City in the Mahindra World City format at Dholera SIR, involving an investment of Rs.2,000 crore, positioning the group among the region's earliest and largest private investors.
For homebuyers and investors, Dholera today is best understood as an early-stage bet on infrastructure-led growth rather than a finished residential suburb. Plotted developments dominate the current market, with apartment and township formats expected to follow as the industrial and residential zones mature over the coming decade.
