Road widening and DMIC momentum are rewriting Sanganer's commute story.
Enquire NowSanganer, one of Jaipur's busiest southern suburbs, is at the centre of a wave of infrastructure spending that promises to change how residents and businesses move through this corridor. The Jaipur Development Authority has cleared a significant elevated road package for the area, and the timing coincides with renewed attention on the Delhi-Mumbai Industrial Corridor (DMIC), which runs through Jaipur's industrial belt near Sanganer.
At the heart of the roadwork is a ₹240 crore elevated road plan approved by the JDA. The Jaipur Development Authority has approved ₹240 crore for the construction of an elevated road in Sanganer, aiming to reduce severe traffic congestion, including a 4-lane elevated road from Sanganer flyover to Kalyanpura ROB and a 2-lane elevated road connecting Chordia petrol pump to Diggi Malpura Gate. Officials confirmed the ground-level work is now underway. Authorities have approved the Sanganer Elevated Road Project in Jaipur, with work scheduled to start on five March 2026.
Alongside the elevated stretch, the existing carriageway itself is getting wider. Yes, the existing road will be expanded from 60-70 feet to 100 feet width. Pedestrian and two-wheeler safety hasn't been left out either, with special pedestrian pathways on the Delhi-Gurgaon model planned for the corridor. This matters because the stretch is one of the busiest in the city — approximately 1 lakh vehicles pass through this corridor every day.
The upgrade isn't isolated. Jaipur's civic bodies are pursuing a broader east-west mobility plan through a proposed elevated corridor along the Dravyavati River. Jaipur is set for a major infrastructure upgrade with the proposed construction of a 36-kilometer, six-lane elevated road along the Dravyavati River corridor, estimated to cost ₹6,000 crore, aiming to ease traffic congestion, improve connectivity, and significantly reduce travel time. This corridor is designed to link key arteries feeding into Sanganer. The elevated corridor will connect key traffic routes, including Sikar Road, Ajmer Road, and Tonk Road. Notably, the announcement came during a large-scale development program in Sanganer, which is preparing to celebrate its historic 500th anniversary next year.
Beyond roads, rail-based connectivity is also expanding towards Sanganer's industrial and airport zones. The Union Government has approved the Jaipur Metro Rail Project Phase II, a 41 km corridor with an investment of Rs 130.38 billion, aiming to provide seamless connectivity to key areas like Sitapura Industrial Area, Vishwakarma Industrial Area, and the Jaipur Airport, integrating with Phase I to create a unified metro network. Given that Sanganer is home to the airport and lies close to Sitapura, this metro extension directly strengthens the town's standing as a logistics and residential hub.
The DMIC angle adds another layer of long-term value. Jaipur's western industrial belt, which includes Mahindra World City near Kalwara, sits within the corridor's influence zone. Mahindra World City, Jaipur is located off NH8 and within the DMIC influence zone, spread across 3000 acres, with a Multi-Sector Special Economic Zone spread across 1500 acres, a Domestic Tariff Area spread across 1000 acres and a proposed co-located social & residential zone planned in ~500 acres. As DMIC-linked infrastructure matures alongside city-level road and metro upgrades, the entire Sanganer-to-Kalwara stretch stands to benefit from better freight and commuter movement.
For homebuyers, the practical takeaway is straightforward: congestion relief plus new connectivity typically precedes price appreciation. Will property prices increase in these areas? Historically, major infrastructure projects lead to property appreciation in the surrounding areas. Once connectivity improves, demand increases, pushing prices higher. Localities named to benefit most from the elevated road include Sanganer, Choradiya, Diggi Road, Malpura Gate, areas near Mathapur railway line, and zones connected to B2 Bypass.
While construction will bring short-term disruption, the JDA has signalled a phased rollout to limit inconvenience. Officials have outlined a phased approach to minimise disruption. Preparatory surveys and minor works will precede heavy construction and will be scheduled to limit interference with daily movement. The full corridor, including the widened road and elevated sections, is expected to be operational within a few years, giving early investors a window to enter before prices catch up with the improved infrastructure.
