One expressway, eight hours, a Nagpur real estate market that's finally moving.

With this last piece in place, the 701 km expressway now runs uninterrupted between the state's commercial capital and its second-largest city, and Nagpur's eastern terminus is feeling the effect first.
The numbers behind the project are staggering. The 701 km, 6-lane access-controlled expressway built by MSRDC at ₹55,335 crore passes through 10 districts and 392 villages across Nagpur, Wardha, Amravati, Washim, Buldhana, Jalna, Aurangabad, Ahmednagar, Nashik, and Thane. For Nagpur residents, the practical outcome is simple: the Mumbai-Nagpur Samruddhi Mahamarg officially stands complete at 701 kilometers, which slashes the travel time between the two cities from nearly 16 hours to just 8 hours.
The rollout happened in stages over nearly three years. The Phase-I of the project from Nagpur to Shirdi was inaugurated on December 11, 2022, and Phase-II from Shirdi to Igatpuri in Nashik district, a distance of around 80 km, followed on May 26, 2023. The final leg took longer than planned, but engineering-wise it was worth the wait: the expressway features three key interchanges, at Igatpuri, Kutghar in Shahapur and Amane near Thane, as well as India's longest road tunnel, stretching 7.8 km through the Kasara Ghat region.
For Nagpur homebuyers and investors, the real story is what's happening along Wardha Road and the MIHAN corridor — the city's entry point to the expressway. Brokers and analysts tracking the belt note that South Nagpur defines the modern real estate boom in the city, and this belt is the primary focus for investors due to its proximity to the International Airport and the Samruddhi Mahamarg entry point. Plot rates in the zone reflect that pull: across key localities including Wardha Road, MIHAN, Jamtha, Butibori and Mohgaon, average plot rates now range between ₹2,200 and ₹4,500 per sq. ft.
Data trackers monitoring the immediate expressway frontage confirm the momentum. Land rates in the Samruddhi Mahamarg belt of Nagpur are around Rs 2,400-3,250 per sq ft, having changed by 30.2% in the last one year and 47.4% over the last ten years. That kind of one-year jump is unusual for a Tier-2 city and points directly to the expressway's completion as the trigger.
It isn't only land. Analysts covering the corridor argue the ripple effects go well beyond road frontage. Important areas with high real estate activity include Butibori, Wardha Road, and Hingna Road, and land banking by developers has increased significantly after the expressway completion. Broader plans for the corridor add to the long-term case: SEZs and agro-industrial zones are planned near the Samruddhi nodes, with around 24 integrated townships planned along the expressway, encompassing infrastructure for homes, businesses, healthcare, and education.
That said, the market isn't uniformly mature yet. Independent research on the immediate expressway frontage cautions that only three operational townships have been confirmed so far — in Buldhana, Wardha, and Aurangabad — where land pooling cooperation from farmers was confirmed, and buyers should ask brokers to show the MSRDC notification before trusting claims of an "upcoming" township node. For Nagpur specifically, established micro-markets like Wardha Road and MIHAN — where social infrastructure, schools, and branded housing already exist — remain the safer near-term bets compared to speculative plots deeper along the corridor.
For Nagpur homebuyers, the takeaway is straightforward. Connectivity that used to be a talking point is now a lived reality — Mumbai is an 8-hour drive away, MIHAN and the airport sit minutes from the expressway entry, and Wardha Road's price trajectory over the past year shows the market has already started pricing in the shift. Whether you're buying to live or to invest, the corridor's fundamentals have visibly strengthened, even as due diligence on any specific plot or society remains essential.
