Early-stage value indicators show residential plots up 16% year-on-year and apartments up 44% year-on-year, with land values along Samruddhi corridors projected to rise as much as 5.2x by 2035. He added that it supports economic development, encourages the creation of integrated townships and social infrastructure, and boosts tourism.
Beyond the expressway, Nagpur's growth story is anchored by a mix of established and upcoming infrastructure. Key projects like MIHAN, Samruddhi Mahamarg, and Nagpur Metro are enhancing connectivity and economic growth, according to the report. As a result, Nagpur city is becoming a significant hub for residential, commercial, and industrial investments, attracting attention from across India. The MIHAN (Multi-modal International Cargo Hub and Airport at Nagpur) zone in particular has evolved from a logistics-first SEZ into a genuine residential micro-market, with IT campuses of Infosys, TCS and Tech Mahindra sitting alongside schools, hospitals and housing.
For homebuyers, this is significant beyond the headline ranking. Colliers' broader 2026 outlook for Indian real estate notes that driven by rapid urbanization and impetus on infrastructure enhancement, leading residential developers are likely to expand their offerings across Tier II/III cities of the country. Nagpur, having already proven its infrastructure credentials, is positioned to be a prime beneficiary of this developer expansion, which typically brings more project choice, competitive pricing and better construction quality to a market.
