Mahindra Lifespaces Bags Rs 1,700 Crore Chembur Redevelopment Mandate

Mahindra Lifespace Developers Limited (MLDL), the real estate arm of the Mahindra Group, has announced a major new addition to its Mumbai redevelopment pipeline. The company announced being chosen as the partner for two society redevelopment projects in Chembur, Mumbai, with a combined gross development potential of approximately Rs 1,700 crore.

The two societies earmarked for redevelopment span roughly 2.6 acres and 1.8 acres respectively, located in Chembur's well-established Diamond Garden area. According to the company, the redevelopment will deliver modern, sustainable homes with improved amenities and connectivity, aimed at giving existing residents an upgraded living experience while introducing new housing supply into a high-demand micro-market.

Location is a key driver behind the deal. The projects benefit from proximity to the Eastern Freeway, the upcoming Diamond Garden Metro Station on Line 2, and other transport links, while being close to major business hubs such as BKC and Powai. In fact, the site is situated just 1.5 kilometres from the Eastern Freeway, giving future residents direct access to Thane, Navi Mumbai and other key parts of Mumbai. Chembur has also been highlighted as set to benefit further from recent announcements permitting higher redevelopment potential, enhancing long-term value creation in the neighbourhood.

Commenting on the announcement, Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespace Developers Ltd., said that redevelopment continues to play an important role in the company's growth journey, enabling it to bring high-quality residential projects to neighbourhoods where demand remains strong, and added that the company is grateful for the trust the societies have placed in it as it looks forward to contributing to the growth story of Chembur.

This Chembur deal is not an isolated move. The Chembur projects add to MLDL's growing redevelopment portfolio in Mumbai, which has been expanding at a rapid clip through 2025. In June, the company was appointed for the redevelopment of a housing society in Mulund (West) with an estimated potential of Rs 1,250 crore, while earlier in April, it was chosen for two residential societies in the Lokhandwala Complex, Andheri West, valued at around Rs 1,200 crore. In February, it secured a redevelopment project worth Rs 950 crore in the same Andheri area and also partnered with Livingstone Infra for a cluster redevelopment in Mahalaxmi valued at Rs 1,650 crore.

The broader trend supports this aggressive push into redevelopment. Mumbai's society redevelopment market has been expanding rapidly, and across the MCGM region, ongoing projects are expected to add 44,277 new homes as free-sale components worth Rs 1.31 trillion by 2030, according to Knight Frank India. For a land-constrained city like Mumbai, redevelopment of ageing societies has become one of the few reliable routes for developers to unlock fresh residential supply in established, well-connected neighbourhoods.
