Mahindra Lifespaces Q1 FY27: Residential Pre-Sales Jump to ₹925 Crore

Mahindra Lifespace Developers has opened its FY27 with a sharp jump in home sales. The Mumbai-based developer's residential pre-sales climbed to ₹925 crore in Q1 FY27, up from ₹449 crore in the same quarter last year, marking a 106% year-on-year increase. It builds on a broader recovery for the company, whose quarterly pre-sales values have climbed from Rs 449 crore in Q1 FY26 to Rs 925 crore in Q1 FY27, though this remains below the peak of Rs 1,633 crore achieved in Q4 FY26.

The growth wasn't limited to bookings. During Q1 FY27, the company sold 0.60 million square feet of residential space, while achieving collections of Rs 527 crore and completing handovers of 957 units. The quarter also saw the receipt of occupancy certificates for Eden Phase 2, Luminare, and Palghar 2.1.8, adding to the company's track record of timely delivery.

On the financial side, the numbers were equally strong. The company reported a consolidated net profit of ₹85.53 crore for Q1 FY27, a 67% year-on-year jump, while revenue from operations touched ₹962 crore. The company maintained a healthy balance sheet with a net debt-to-equity ratio of -0.20, indicating a cash surplus position as of June 30, 2026, and its cost of debt decreased to 7.5% from 8.1% in the previous year.

New project launches were central to the growth story. Major launches during the quarter included Mahindra Rainforest and Beacon Hill, with Rainforest achieving INR 600 crore in sales within five weeks of opening. Even so, older, already-launched projects continued to pull weight — sustenance sales contributed approximately 42% of total sales, led by projects such as Blossom, Vista, Marina 64, and IvyLush.

The company also strengthened its future pipeline. It recorded gross development value (GDV) additions of ₹5,600 crore during the quarter — largely from a Kandivali, Mumbai land deal — bringing the total GDV pipeline to approximately ₹50,000 crore. Managing Director & CEO Amit Kumar Sinha said the company has begun FY27 on a strong footing, delivering robust presales growth and healthy profitability, adding that the firm added 5,600 Cr of GDV in Q1 in the Mumbai region, building on two consecutive years of over 18,000 Cr in GDV additions.

Looking ahead, management has set an ambitious target. The company is targeting INR 4,500–5,000 crore in residential pre-sales for FY 2027, backed by five new launches planned for the year including Mahalunge, Lakewoods F & G, Saibaba, Navrat, and WestEra. Longer term, the developer is targeting 8,000–10,000 crore annual sales and GDV addition of INR 50,000 crore, aiming to scale the business 5X by FY30.
