Mahindra Lifespaces Expands Into Plotted Developments

Mahindra Lifespaces, long known for its apartment and township portfolio, has formally stepped into the plotted development category, launching multiple land parcels across its Mahindra World City townships. The move gives homebuyers a new way to own a Mahindra-backed address: not just a flat, but a serviced plot on which they can design and build their own home.

The brand's first plotted project, Lakefront Estates by Mahindra, was unveiled at Mahindra World City (MWC), Chennai. Spread over 19 acres, the project offers a wide range of plots meeting customers' needs and aspirations, with sizes up to 5,000 sq. ft., designed to provide an ideal, customised living experience with green open spaces and access to excellent infrastructure and facilities. The project sits nestled amidst the serene Paranur hills and overlooking 2200 acres of pristine waters of the Kolavai Lake, giving buyers a resort-like backdrop within a fully planned township.

Announcing the entry, Amit Kumar Sinha, MD & CEO, Mahindra Lifespaces Developers Limited, said plotted developments have emerged as a game changer in the Indian real estate market, offering homebuyers a unique opportunity to craft their dream homes. He added that as markets in the South witness a healthy surge in demand for plotted developments, the company is proud to offer a project that seamlessly blends picturesque landscapes, superior connectivity, and a vibrant community.

Within months, Mahindra Lifespaces followed up with a second plotted launch in the same fiscal year. The company bolstered its plotted development offering with 'Green Estates by Mahindra,' a 27-acre project at Mahindra World City Chennai, catering to various customer needs with plots ranging from 750 sq. ft. to 2400 sq. ft., featuring lush green open spaces and access to excellent infrastructure and facilities. This second project is situated against the scenic backdrop of the Paranur Hills and enveloped by three lakes — Kolavai, Paranur and Senganeri — sitting adjacent to the urban forest within Mahindra World City.

The plotted strategy has since extended beyond Chennai. Mahindra's integrated township format is being replicated at Mahindra World City Jaipur and Mahindra World City Hyderabad, where plotted inventory is positioned as part of larger self-sustained cities. Listings for this wider Mahindra World City Plots portfolio show residential plots, villa plots, and mixed-use township spaces spread across Chennai, Hyderabad, and Jaipur, with plot sizes ranging from 650 to 7,200 sq. ft. and starting prices from ₹22.2 lakh onwards.

The timing lines up with a broader shift in Indian real estate. Industry trackers note that plotted developments are rapidly gaining traction across India, particularly in Tier 2 and Tier 3 cities, evolving from an affordability-driven trend into a fundamental behavioural shift where the flexibility of land ownership is beginning to outweigh the convenience of ready-to-move housing. Data on new project registrations backs this up: 215 new plotted development projects were registered across India in 2025, a 43% jump over the previous year.

For homebuyers, Mahindra's entry into plots means a familiar, RERA-governed brand is now offering land within planned townships that already have roads, drainage, schools, and commercial zones in place — reducing the uncertainty typically associated with independent land purchases. Mahindra Lifespaces itself frames the plotted push as part of building not just homes, but a legacy that customers can cherish for generations to come, and the company has signalled it sees more such launches on the horizon as demand for land-led housing continues to build across its township markets.
