According to the company's disclosure, the land is estimated to have a developable potential of approximately 4.6 lakh square feet of saleable area and a Gross Development Value of approximately Rs 400 crore, primarily comprising premium residential apartments. This makes it one of the more significant land deals in the micro-market in recent years.
The Singasandra acquisition marks Mahindra Lifespaces' third project in Bengaluru, reinforcing the developer's growing conviction in the city's residential demand. Arvind Subramanian, Managing Director and CEO of Mahindra Lifespace Developers, said, "Bengaluru is a significant growth area for our residential company," adding that the move follows the strong response to the company's first Net Zero Energy residential project in the city, Mahindra Eden.
Singasandra's appeal stems largely from its location advantage. The site sits close to Electronic City, one of Bengaluru's largest IT employment hubs, and benefits from connectivity via Hosur Road, the Outer Ring Road, and the Electronic City flyover. This has made the belt attractive to IT professionals seeking homes within a reasonable commute of their workplaces, without paying the premium associated with more central Bengaluru addresses.
Mahindra Lifespaces has continued to build on this corridor since the initial acquisition. The company later acquired 2.37 acres of land in Singasandra, located next to its existing Mahindra Zen project, further consolidating its presence in the micro-market as part of a larger set of deals aggregating Rs 2,050 crore in Gross Development Value.
For homebuyers tracking the Hosur Road-Singasandra belt, this cluster of acquisitions signals sustained developer confidence rather than a one-off bet. Multiple mid-to-premium residential launches from the same developer in a tight geographic pocket typically translate into better social infrastructure, more organized planning, and stronger long-term price support for early buyers.
