Two strategic deals mark Mahindra Lifespaces' next big growth move across two key cities.

The Company announced the closure of two deals aggregating to ₹2050 Crore in Gross Development Value. The disclosure was also made through a formal regulatory filing, underlining the scale of these transactions for the listed real estate arm of the Mahindra Group.
The larger of the two deals is in Mumbai, where Mahindra Lifespaces has been chosen as the preferred partner for the redevelopment of seven residential societies in prestigious Borivali West, Mumbai neighborhood. This marks the company's third redevelopment project in the city, with the reconstruction to be carried out in accordance with the state's cluster redevelopment programme, with inhabitants benefiting from new and renovated living areas.
On the Bengaluru front, the company has expanded its footprint in the fast-growing Singasandra micro-market. The Company recently acquired 2.37 acres of land in Singasandra, South Bengaluru, located next to its existing Mahindra Zen project, which received a stupendous response at launch. The land is estimated to have a developable potential of approximately 0.25 million square feet, with a Gross Development Value of around Rs 250 crore.
Commenting on the milestone, Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers Ltd., said, "These strategic moves in Mumbai and Bengaluru, with a combined GDV potential of Rs 2050 crore, mark a significant milestone in our growth trajectory. Our third redevelopment project in Mumbai, with a GDV of Rs 1,800 crore, reinforces our commitment to urban renewal by creating value in established neighbourhoods." He added that the Rs 250 crore GDV land acquisition in Bengaluru's Singasandra area positions the company to further capitalize on the city's robust real estate demand.
The market responded positively to the news, with Mahindra Lifespace Developers' stock rallying on the back of the announcement. The deals also reflect the company's expanding scale nationally: Mahindra Lifespace's development footprint spans 37.33 million sq ft of completed, ongoing and forthcoming residential projects across seven Indian cities.
For homebuyers, this news signals more than just a corporate milestone. In Bengaluru, the Singasandra land parcel sits in a locality already anchored by the Mahindra Zen project and offers close proximity to Electronic City, a major IT hub of Bangalore — a strong pull for professionals working in the tech corridor. In Mumbai, the Borivali West redevelopment gives existing residents of seven societies access to modern, newly built homes in one of the western suburbs' most sought-after neighbourhoods, without having to relocate out of the area.
This Rs 2,050 crore announcement is also part of a much larger pattern. Mahindra Lifespaces has continued its aggressive land-banking strategy well beyond this deal, closing further high-value acquisitions in Chembur, Malad, Pune's Mahalunge, Matunga, and a major 15-acre Kandivali East parcel with an estimated GDV of nearly Rs 5,600 crore. Taken together, these moves confirm the developer's stated intent to keep scaling its presence in Mumbai Metropolitan Region, Bengaluru, and Pune — India's most active residential markets — while giving prospective buyers a wider basket of upcoming launches to track in the coming quarters.
