Record pre-sales, surging profit, and a bigger FY27 launch pipeline ahead.
Enquire NowMahindra Lifespace Developers Limited (MLDL) closed FY26 with its strongest operating performance in years, giving homebuyers and investors a clear signal of the momentum building across its residential portfolio in Mumbai, Bengaluru, Pune, and Chennai. The company's residential pre-sales in FY26 stood at ₹3,405 crore, up 21.43 per cent YoY, with total portfolio GDV touching ₹45,180 crore by year-end.
The growth wasn't a one-quarter story. Q4 FY26 alone delivered ₹1,633 crore in residential pre-sales, a 55 per cent jump over the same quarter last year, driven by successful launches such as Blossom, Marina64, and NewHaven. Mahindra Blossom in Bengaluru was a particular standout, generating over ₹1,000 crore in launch weekend sales alone, according to the company's Q3 FY26 disclosures.
Profitability told an even stronger story. Mahindra Lifespace Developers reported a robust financial year ending March 31, 2026 (FY26), with Profit After Tax jumping fivefold to ₹298 crore from ₹61 crore in FY25. Consolidated revenue scaled up from ₹372 crore in FY25 to ₹1,178 crore in FY26, a 216.7 per cent increase, reflecting project completions being recognised under the completion-of-contract accounting method.
On the land and business development front, the company added seven new projects totalling approximately ₹10,500 crore in GDV during FY26, including a significant ₹7,500 crore contribution from its Thane land project unlock. Combined with the Kandivali East land acquisition that followed shortly after, GDV additions for the year reached ₹18,060 crore — marking two consecutive years of over ₹18,000 crore in annual GDV additions, as MD & CEO Amit Kumar Sinha noted while announcing subsequent quarterly results.
Momentum has carried into FY27. In Q1 FY27, Mahindra Lifespace Developers reported consolidated revenue of ₹962 crore and net profit of ₹86 crore, up 67 per cent YoY, powered largely by completions at Mahindra Eden Phase II and Luminare. The company also added ₹5,600 crore of fresh GDV in the Mumbai region during the quarter via the Kandivali East land parcel, taking cumulative GDV under execution to roughly ₹50,000 crore.
Looking at the pipeline, the company's launch calendar for FY27 includes Mahalunge Phase 1 in Pune, Lakewoods F&G in Chennai, Saibaba Phase 1 in MMR, Navrat in Bengaluru, and WestEra in MMR, spread across the remaining quarters of the year. Management is targeting ₹4,500–5,000 crore in residential pre-sales for FY27 and has laid out a longer-term goal of scaling pre-sales to ₹9,500 crore by FY30 — roughly a 28 per cent CAGR from current levels.
For homebuyers, the takeaway is straightforward: a developer adding land and launching new projects at this pace typically means more configuration choices, more price points, and more city coverage over the next 12-18 months. Buyers tracking Mahindra's upcoming Pune, Chennai, Bengaluru, and MMR launches should expect phased releases through FY27 rather than a single mega-launch, giving early movers a chance to book at pre-launch pricing before formal RERA registration and price escalation kick in.
