Mahindra Lifespaces FY26 Residential Launches: Chennai Leads the Growth Charge

Mahindra Lifespace Developers Limited (MLDL) has closed FY26 on a high, and Chennai has played a starring role in that story. The Mahindra Group's real estate arm reported that consolidated sales across residential and industrial businesses reached Rs 4,118 crore, marking a 25% year-on-year jump, while profit after tax surged nearly fivefold to Rs 298 crore. For homebuyers tracking the brand, the numbers signal a developer that is not just launching more projects but also converting that momentum into actual sales and completions.

On the residential side specifically, the growth was equally sharp. Residential pre-sales grew 21.4% to Rs 3,405 crore for the full fiscal year, spanning a saleable area of 3.53 million sq ft. Momentum built through the year, with pre-sales growing 55% YoY in the fourth quarter alone to Rs 16.3 billion, pushing overall FY26 residential sales up 21% YoY to roughly Rs 34 billion. This was driven by a mix of sustenance sales in ongoing projects and fresh launches across cities including Bengaluru, Mumbai, Pune and Chennai.

Chennai's contribution to this growth came through multiple fronts. Mahindra Lakewoods, a 2 and 3 BHK apartment project inside the sprawling Mahindra World City township in Singaperumal Koil, was among the key launches that fed FY26 sales, alongside Bengaluru's New Haven and Blossom, and Mumbai's Marina64 and Rainforest. On the plotted development front, Green Estates by Mahindra continued to see strong absorption within Mahindra World City, reflecting the sustained appetite for plotted residential formats on the city's southern growth corridor along GST Road.

Beyond pure residential sales, Chennai's industrial cluster business also had a standout year. The company launched phase 2A of Origins by Mahindra in Chennai in December 2025, and this integrated industrial cluster's location near the ports of Chennai, Ennore and Kattupalli continues to draw global manufacturers. The commencement of Mitsubishi Electric India's air conditioner and compressor manufacturing facility at Origins by Mahindra, inaugurated by Tamil Nadu Chief Minister M.K. Stalin, underscored the scale of this ecosystem, which also recently added YKK India as a new occupier. Company management noted that strong leasing activity and higher realisation were observed in Jaipur and Chennai through the year.

Commenting on the overall performance, Amit Kumar Sinha, Managing Director & CEO of Mahindra Lifespace Developers Ltd., said the company was "thrilled to announce a strong quarterly result," adding that three residential project completions contributed to profitability and that the company has "a strong pipeline of residential launches leading into FY27." He specifically flagged the December 2025 launch of Origins by Mahindra phase 2A in Chennai as part of that pipeline.

Looking ahead, Mahindra Lifespaces is not slowing down. The company added seven new projects in FY26 offering Rs 105 billion in gross development value (GDV) as part of its business development activity, and it is targeting new project additions worth Rs 100 billion in GDV in FY27 to replenish its launch pipeline. Separately, the company has set an internal ambition of launching projects worth Rs 10,000 crore in FY27, a scale that would likely include further Chennai additions given the city's consistent contribution to both residential sales and industrial leasing income.

For homebuyers, this growth trajectory matters for a few reasons. A developer showing rising pre-sales, healthy collections (Residential collections grew to Rs 2,107 crore in FY26 compared to Rs 1,831 crore in the previous year), and a negative net debt-to-equity ratio of -0.27 is typically better placed to deliver projects on schedule and fund new launches without stress. Chennai buyers evaluating options at Mahindra World City, Singaperumal Koil, or Chengalpattu can point to this financial momentum as a reasonable indicator of execution capability heading into FY27's fresh round of launches.
