Mahindra Lifespaces Acquires 8.2-Acre Doddajala Land Parcel in North Bengaluru
Mahindra Lifespace Developers Limited (MLDL) has strengthened its footprint in Bengaluru with a fresh land acquisition in the city's northern corridor. Mahindra Lifespace Developers Limited (MLDL) through its subsidiary Anthurium Developers Ltd (ADL), has announced the acquisition of 8.2 acres of land in North Bengaluru, marking a strategic addition to its growing portfolio in the city. The move signals continued confidence in North Bengaluru as a high-growth residential micro-market.
According to the company, the land has a developable potential of approximately 0.9 million square feet of saleable area and a projected Gross Development Value (GDV) of almost INR 1,000 crore. The project will primarily feature mid-premium residential apartments catering to the rising demand for quality housing in Bengaluru.
Commenting on the acquisition, Amit Kumar Sinha, Managing Director & CEO, Mahindra Lifespace Developers Ltd., said, "Bengaluru is a strategic market for us, and this will be our seventh project in the city. Given the proximity to the international airport and major tech parks, we believe North Bengaluru will be an important micro-market with strong demand for well-planned, high-quality homes." This makes Doddajala the company's seventh residential development in the city, reinforcing its long-term commitment to Bengaluru.
Location is a key driver behind the deal. The site is strategically located off the Bangalore-Hyderabad Highway, with proximity to the international airport, IT hubs, commercial offices, and a growing and developing social infrastructure. The area offers access to renowned educational institutions, healthcare facilities, retail hubs, and is just 1.8Kms from the upcoming Doddajala metro station, making it an ideal location for urban homebuyers.
On the project timeline, Mahindra Lifespaces plans to launch the project within the next nine months, further strengthening its position as a leading developer of thoughtfully designed and sustainable residential spaces in Bengaluru, one of India's fastest-growing cities.
The Doddajala acquisition is part of a broader expansion push by Mahindra Lifespaces across key metros. Mahindra Lifespaces plans to target Rs 450 billion in revenue potential in the next five years, and it intends to focus on its business in Mumbai, Pune, and Bengaluru to achieve this. The company has a strategy to achieve pre-sales between Rs 80 and Rs 100 billion by FY28. This follows recent large-ticket land deals in other cities, including a 15-acre parcel in Kandivali East, Mumbai, with an estimated GDV of approximately Rs 5,600 crore, underlining the developer's aggressive land-banking strategy across its core markets.
For homebuyers, the Doddajala project adds another mid-premium option in North Bengaluru, a corridor that has seen rising interest due to airport connectivity, upcoming metro access, and expanding tech-park employment hubs. As details on configurations, pricing, and RERA registration emerge closer to launch, this project is expected to be a key addition to Mahindra Lifespaces' Bengaluru portfolio, which already includes developments such as Mahindra Eden, Mahindra Windchimes, and the recently launched Mahindra Blossom in Whitefield.
