Mahindra Lifespaces Doubles Down on Bangalore with Aggressive New Launch Pipeline

Bangalore has quietly become one of the busiest markets on Mahindra Lifespaces' national map. Over the past year, the developer has moved from a handful of scattered launches to a structured, multi-corridor pipeline spanning South, East, and North Bangalore. From Kanakapura Road to Whitefield to the airport-facing belt near Devanahalli, the brand is stacking up new inventory at a pace not seen from it in this city before.

The momentum shows in the numbers. Mahindra Lifespace Developers plans to launch projects with a gross development value of about ₹45,000 crore over the next 18-24 months as it ramps up business development activity to achieve its target of ₹10,000 crore in annual sales by FY30. The planned pipeline comes after the developer added around ₹18,000 crore of GDV in FY26, reflecting its ambition to scale up operations amid increasing consolidation in the housing market.

Bengaluru sits firmly inside this expansion strategy. Mahindra Lifespaces remains particularly bullish on MMR, Pune and Bengaluru, citing strong employment generation and infrastructure development, and the company prefers locations with metro stations, railway connectivity or major highways nearby. That preference explains why recent and upcoming Bangalore projects cluster around metro corridors and the airport road belt rather than isolated pockets.

The financial backdrop supports this push. Mahindra Lifespace Developers reported a profit of ₹108.88 crore for Q3 FY26, against a loss of ₹22.49 crore in Q3 FY25, on the back of higher residential revenues due to three residential project completions and increased income from its Integrated Cities & Industrial Clusters business. MD and CEO Amit Kumar Sinha struck an optimistic note on the earnings call, noting that "we have a strong pipeline of residential launches leading into FY27," while the company's 9M FY26 residential pre-sales stood at ₹1,773 crore on a saleable area of 2.35 msf, up marginally by 1.37 per cent year-on-year.

On the ground, Whitefield has emerged as one of the strongest performing micro-markets for the brand. Mahindra Blossom, the developer's East Bangalore launch near Hope Farm metro station and ITPL, generated exceptional buyer interest at launch. Successful project launches including the notable Mahindra Blossom generated over ₹1,000 crores in launch weekend sales, underlining how quickly premium inventory is moving in this IT-corridor address. The project, spread across roughly 9 to 10 acres, features 700+ apartments in G+29 towers with 2, 3, 3.5, and 4 BHK configurations, designed with 75% to 85% open spaces and low-density planning.

South Bangalore has seen its own share of activity. Mahindra NewHaven, launched on Hosur Road in Singasandra, added to the developer's presence in a locality already benefiting from Yelachenahalli metro connectivity. Separately, Mahindra Eden on Kanakapura Road has moved into a second construction phase, with Block C bringing fresh 2 and 3 BHK inventory to the Vajarahalli micro-market at prices still under a crore for entry-level units.

North Bangalore is the next frontier. With Kempegowda International Airport driving infrastructure investment along Bellary Road and the upcoming Peripheral Ring Road, Mahindra has lined up projects near Sadahalli and Navarathna Agrahara in Devanahalli, positioning itself to capture demand from the airport economy and the IT and aerospace clusters expanding around it.

For homebuyers, the takeaway is straightforward: Mahindra Lifespaces is no longer a single-project player in Bangalore. With a national launch target of ₹45,000 crore GDV and a city that ranks among its top three focus markets, buyers can expect a steady cadence of new project announcements across price points and corridors through FY27 and beyond.
