Mahindra Lifespace Developers Ltd. announced that it has acquired 13.46 acres of land in the premier neighborhood of Nande-Mahalunge in Pune, with the land estimated to yield a development potential of INR ~3500 Crore.
The deal was announced in October 2025 and adds to a series of aggressive land buys by the company across key Indian cities this fiscal year. The Mahindra Group's real estate arm acquired the land in Nande-Mahalunge, located about 20 kilometres from Pune city centre. The parcel offers quick access to the IT hub of Hinjewadi, positioning it well for the large working population employed in Pune's IT and business services corridor.
Commenting on the strategic rationale behind the buy, Vimalendra Singh, Chief Business Officer – Residential, Mahindra Lifespace Developers Ltd., said that Mahalunge-Nande-Maan are among Pune's most promising micro-markets, having witnessed strong absorption over the past few years, with clear and growing demand for high-quality, future-ready homes with modern amenities, and that the land parcel is strategically located within the well-planned Mahalunge micro-market, offering excellent connectivity through the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road, next to Hinjewadi. He added that the acquisition reinforces the company's commitment to Pune and aligns with its strategy to strengthen its presence across the city's key growth corridors.
Location and connectivity are the biggest draws of this parcel. The site is also equidistant from Baner-Balewadi and Hinjewadi micro markets, which are IT & BFSI hubs of Pune. Social infrastructure in the immediate vicinity is already well established, with the land surrounded by well-developed social infrastructure including Delhi Public School, Mahindra International School and Symbiosis Centre for Management.
Market reaction to the announcement was positive. Shares of Mahindra Lifespace Developers Ltd rose 2% to touch a day's high of Rs 385 on 13th October, after the company announced the acquisition. Analysts tracking the stock viewed the buy as consistent with the company's asset-light, high-IRR land acquisition strategy that has driven multiple deals across Mumbai, Bengaluru, and Pune over the past year.
This is not an isolated move. Mahindra Lifespaces has been on an acquisition spree across the country, having recently picked up land parcels in North Bengaluru and Kandivali East, Mumbai, besides redevelopment projects in Chembur — all part of a broader plan to expand its residential development pipeline. The company's development footprint spans 53.30 million sq. ft. of saleable area across completed, ongoing and forthcoming residential projects in seven Indian cities, with over 5000 acres under development or management at its integrated developments and industrial clusters across four locations.
For homebuyers, the Nande-Mahalunge acquisition signals a new residential launch on the horizon in one of Pune's fastest-growing western suburbs. While unit configurations, pricing and RERA registration are yet to be announced, early broker listings indicate the project may offer premium 1, 2 & 3 BHK apartments with modern interiors and top amenities, with launch expected in 2026 and possession planned for 2030. Buyers eyeing homes near Hinjewadi should track this project closely as it moves from land acquisition to formal launch.
