Mahindra Lifespace Developers Ltd. announced that it has acquired 13.46 acres of land in the premier neighborhood of Nande-Mahalunge in Pune, with the land estimated to yield a development potential of INR ~3500 Crore.
The announcement places Mahalunge firmly on the radar of Pune homebuyers and investors tracking the city's rapidly expanding IT corridor. The land parcel is strategically located within the well-planned Mahalunge micro-market, offering excellent connectivity through the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road, next to Hinjewadi, reinforcing the company's commitment to Pune and its strategy to strengthen presence across the city's key growth corridors.

The site is strategically located and offers quick access to Hinjewadi, surrounded by well-developed social infrastructure that includes top educational institutes such as Delhi Public School, Mahindra International school, and Symbiosis center for Management, and is also equidistant from Baner-Balewadi and Hinjewadi micro markets which are IT & BFSI hubs of Pune. This positioning makes the parcel attractive not just for end-users working in Pune's tech belt, but also for long-term investors betting on infrastructure-led appreciation.
The Mahalunge acquisition is part of a broader, aggressive expansion phase for Mahindra Lifespaces through 2025. In the same period, the company has announced a string of land deals and redevelopment mandates across major cities. In North Bengaluru, MLDL signed a Share Purchase Agreement unlocking a premium development opportunity with an estimated Gross Development Value of INR 1,100 crore, with the parcel adjoining existing land to create a unified development with a combined GDV potential of approximately ₹2,100 crore. In Mumbai, the company was chosen as the partner for two society redevelopment projects in Chembur with a combined gross development potential of approximately INR 1,700 Cr, spanning ~2.6 acres and ~1.8 acres respectively. More recently, MLDL was selected as the preferred development partner for a residential redevelopment project in Matunga spanning approximately 1.53 acres with a gross development value of around INR 1,010 crore.
This pace of acquisitions reflects the company's growing scale. The company's development footprint spans 53.30 million sq. ft. of saleable area across completed, ongoing and forthcoming residential projects in seven Indian cities, along with over 5000 acres of ongoing and forthcoming projects under development at its integrated developments and industrial clusters across four locations.
For Pune homebuyers, the Mahalunge acquisition signals that a new large-scale residential project from Mahindra Lifespaces is on the way in one of the city's most closely watched micro-markets.
