Mahindra Lifespaces Selected to Redevelop Two Societies in Santacruz West

Mahindra Lifespace Developers has made its entry into Mumbai's competitive society redevelopment market, and it has chosen one of the city's most sought-after addresses to do it. The Mahindra Group's real estate arm has been selected as the preferred partner to redevelop two adjacent residential societies in Santacruz West, one of the prime residential neighbourhoods in Mumbai.

The announcement, made through a regulatory filing, marked a strategic shift for the developer. Mahindra Lifespace Developers, the real estate and infrastructure development arm of the Mahindra Group, has forayed into society redevelopment in Mumbai with this deal. As per the filing, the company and the two societies will execute definitive documents upon completion of due diligence.

On the financial front, the project will offer Mahindra Lifespaces a revenue potential of around Rs 500 crore, the filing added. News of the deal moved markets, with Mahindra Lifespace shares surging as investors welcomed the developer's expansion into a high-demand redevelopment corridor. One report noted that shares of Mahindra Lifespace Developers surged 8 per cent to Rs 374.50 on the BSE in intra-day trade after the company said it forayed into society redevelopment space.

Commenting on the move, Arvind Subramanian, the then Managing Director and CEO of Mahindra Lifespaces, said "Society redevelopment offers an attractive avenue for new real estate development in fully built-out neighbourhoods in Mumbai. It enables homeowners in existing properties to upgrade to bigger and better homes that are equipped with world-class amenities and contemporary features." He added that redevelopment is an exciting opportunity for reputed real estate developers like Mahindra Lifespaces, with the company expecting to build a meaningful presence in this space over the coming years.

The rationale behind the pivot is rooted in Mumbai's land scarcity. As the company explained, Mumbai has limited opportunities for greenfield development due to the absence of vacant land parcels, especially in the island city, making redevelopment the only viable opportunity for any new development — a market estimated to be worth over Rs 30,000 crore. This backdrop explains why established developers are racing to secure society redevelopment mandates in established micro-markets like Santacruz West, Bandra, and Khar.

Mahindra Lifespaces was not a stranger to the Mumbai Metropolitan Region even before this deal. The company had already developed more than 10.77 million square feet of space in the Mumbai Metropolitan Region, and on a pan-India basis had delivered homes to more than 14,800 satisfied customers across India, with an overall footprint spanning 32.14 million square feet of completed, ongoing and forthcoming residential projects across seven Indian cities.

Analysts tracking the stock saw the Santacruz West win as evidence of accelerating land bank additions. ICICI Securities noted that Mahindra Lifespace had earlier announced land bank addition with revenue potential of Rs 2,100 crore in FY23, and with the Santacruz West addition, it exceeded its guidance of land bank addition worth Rs 2,500 crore of development value for the year. The brokerage added it liked the stock given its strong parentage, management's focus on expanding its overall scale of operation and a comfortable balance sheet.

The Santacruz West win proved to be the first of several redevelopment mandates for Mahindra Lifespaces in Mumbai. The developer has since gone on to secure a premium society redevelopment project in Mulund West with a development value of about Rs 1,250 crore, a Rs 950 crore cluster redevelopment in Lokhandwala Complex, Andheri West, and two adjoining society redevelopments in Chembur's Diamond Garden area worth a combined Rs 1,700 crore — signalling that Santacruz West was the launchpad for a much larger redevelopment strategy across the city's western and eastern suburbs.
