Two infrastructure projects — the Goregaon-Mulund Link Road (GMLR) and Mumbai Metro Line 4 — are landing almost simultaneously on this stretch of the Eastern Express Highway, and together they are rewriting the investment math for buyers looking at the eastern suburbs.
The GMLR is Mumbai's most ambitious east-west corridor since JVLR. Goregaon-Mulund Link Road (GMLR) is a 12-km long road infrastructure project that will connect Mulund directly to Goregaon, spanning 12.2km. The corridor is set to connect the Western Express Highway at Goregaon with the Eastern Express Highway at Mulund. The BMC's own estimate is dramatic: travel time between the two points could drop from around 90 minutes to just 20 minutes, easing pressure on existing arterial routes.
Progress on the ground has been steady but not without hiccups. The BMC had earlier aimed to complete the flyover section between Dindoshi Court and Dadasaheb Phalke Chitranagari before the monsoon and open it by 31 May 2026; slow progress led the civic body to impose a Rs 50 lakh penalty on the contractor. The twin tunnels under Sanjay Gandhi National Park remain the bigger undertaking. The twin tunnels beneath SGNP are expected to be completed by 2028, with the entire corridor becoming fully operational by 2029.
On the mass-transit side, Metro Line 4 runs directly through Mulund along the Eastern Express Highway. The Line will connect Bhakti Park, Wadala, to Kasarvadavali, Thane, spanning a distance of 32.32 km with 30 stations on its route. Locally, Mulund Naka and Mulund Fire Station are among the stations that put the suburb on the metro map, tying it directly into Thane, Bhandup, Vikhroli, and Wadala without a single road change. Analysts tracking the line note that areas near stations like Wadala, Vikhroli, Mulund, and Thane are likely to witness a rise in property prices, as metro access drives infrastructure development and boosts rental yields.
What makes Mulund West distinct from Goregaon-side micro-markets is timing. Industry trackers following the GMLR closely point out that cutting the East-West commute from 90 minutes to just 20 minutes is transforming Mulund, Nahur, and Goregaon East into the city's most strategic investment triangle. Crucially, Mulund and Nahur offer a higher appreciation delta because their entry prices are currently lower than Goregaon East. That price gap, combined with two overlapping infrastructure upgrades, is exactly the setup investors look for before a corridor re-rates.
Developers are already positioning around this shift. Mahindra Lifespaces' entry into Mulund West is a case in point — the company was named preferred developer for a redevelopment on a housing society site where the site lies just under a kilometre from the Goregaon-Mulund Link Road and 1.4 km from the under-construction Metro Line 5, with quick access to the Eastern Express Highway and Mulund-Airoli Bridge easing travel to Navi Mumbai, Thane, and South Mumbai. The scale of the bet is notable: the project spans a 3.08-acre land parcel and has an estimated development value of approximately ₹1,250 crore.
The underlying demand data backs the confidence. Between April 2024 and March 2025, Mulund West recorded 1,891 new property sale transactions with a gross sales value of Rs 3,960 crore, according to Square Yards Data Intelligence. That volume, in a suburb that was until recently considered a quiet, end-user market, signals that investors and end-users alike are pricing in the GMLR and Metro Line 4 timelines well ahead of completion.
For homebuyers, the practical takeaway is straightforward: infrastructure-linked appreciation in Mumbai tends to front-load before formal completion, not after. Historical precedent from comparable link roads suggests early movers capture the bulk of the gain, and Mulund West — sitting at the convergence of a road corridor and a metro line — is now firmly in that window.
