Three new metro lines connecting North Chennai to SIPCOT, West to Poonamallee, South to Sholinganallur.
Enquire NowThe Union Cabinet has approved the Chennai Metro Rail Project Phase-II, comprising three corridors with a total length of around 119 kilometres and 128 stations. The three corridors are: Corridor-3 from Madhavaram to SIPCOT (45.8 km), Corridor-4 from Lighthouse to Poonamalle Bypass (26.1 km), and Corridor-5 from Madhavaram to Sholinganallur (47.0 km).
Corridor 3: Madhavaram–SIPCOT (Purple Line)
This 45.8 km corridor serves the industrial and IT-heavy eastern zones. Corridor 3's path through Siruseri connects directly to the SIPCOT IT corridor. Work is advancing along the Nehru Nagar–Siruseri section on Old Mahabalipuram Road (OMR), with only the underground stretches left after that, expected to be ready by 2028.
Corridor 4: Lighthouse–Poonamallee Bypass (Yellow Line)
At 26.1 km, this is the fastest-progressing corridor. Corridor 4 is moving fastest, with the Porur to Kodambakkam stretch and the already-operational Poonamallee-Vadapalani section making West Chennai one of the more immediate opportunities. Porur Junction station is ready for inauguration and operations, with opening targeted around October 2026.
Corridor 5: Madhavaram–Sholinganallur (Red Line)
The longest at 47 km, Corridor 5 opens access to the OMR IT belt. The 39.44 km segment between Chennai Trade Centre and Sholinganallur on Corridor 5 is nearing completion. The first section, an 11 km stretch from Madhavaram to Retteri, is targeted for end-2026, and the Sholinganallur interchange station itself is expected around March 2027.
Phased Launch Timeline
Chennai Metro Phase 2 is expected to be completed and opened in phases from 2026 onwards. CMRL is aiming to complete nearly 40 km of elevated corridors by March 2027, with nearly 28 km slated for commissioning this year, meaning close to 90 per cent of the elevated sections are expected to be operational by early 2027 if construction progresses as planned. After phase 2 is completed in 2030 (estimated), Chennai's metro network will become roughly 173 km long.
What This Means for Real Estate
With increasing demand for metro-connected properties, prices in these areas are expected to rise steadily, with localities like Porur, Pudupakkam, Siruseri, and Sholinganallur already witnessing growth and likely to see further appreciation in property values. Enhanced connectivity can stimulate local businesses, especially in areas near new metro stations, which can also attract investment and development in previously less accessible regions.
Connectivity Gains
Phase-II will add approximately 118.9 km of new metro lines, with corridors connecting North to South and East to West, passing through major influence areas at Madhavaram, Perambur, Thiruvanmiyur, Adyar, Sholinganallur, SIPCOT, Kodambakkam, Vadapalani, Porur, Villivakkam, and Anna Nagar.
