Gateway industrial hub on NH-47, linking Ahmedabad and Rajkot within the DMIC corridor.
Enquire NowLimbdi is a historic town in Surendranagar district, Gujarat, positioned directly on the Ahmedabad-Rajkot highway corridor. The town sits at geographical coordinates of 22.57°N and 71.8°E, located 35 KM from Surendranagar and 120 KM from the state capital of Gandhinagar. It lies on National Highway 8, around 101 KM from Ahmedabad, with Ahmedabad junction the nearest major railway station at a distance of 95 KM. Once ruled by the Jhala dynasty, Limbdi formed part of the 9-gun salute state during the British Raj. The town is well known for the Shri Swaminarayan Temple, established in 2010, which has made it a notable pilgrimage centre.
What sets Limbdi apart today is its transformation into an industrial investment destination. A large industrial park is being developed on a 363-acre land parcel located at Village Janshali, Taluka Limbdi, Surendranagar, promoted by a 100% owned subsidiary of Mahindra Lifespaces Developers Limited. Mahindra Lifespaces, through its subsidiary MIPPL, is developing this industrial park, named 'Origins', at Janshali village, located 70 km to the west of Ahmedabad, accessed at its northern end by NH-47. The park is located on National Highway–47 within the DMIC Influence Zone and spans 340 acres, focused on attracting large and medium corporates across automotive, engineering, food processing, logistics, medical equipment, pharmaceutical, plastics and textile sectors.
The corridor itself is being upgraded to support this growth. The Rajkot-Ahmedabad highway has undergone extensive development including a six-laning project, with 193 kilometers of the six-lane expansion completed as of December 31, 2024. The highway also serves as a crucial link to the upcoming Dholera International Airport, with an expressway under development expected to cut travel time between Ahmedabad and Dholera to roughly 40-45 minutes.
For investors, the pitch is straightforward. Located within the DMIC Influence Zone, the Origins Ahmedabad park serves as a hub for surrounding industrial clusters of Ahmedabad, Sanand, Rajkot, Dholera and Mandal-Becharaji. Situated in the Impact Zone of the Delhi-Mumbai Industrial Corridor, the government has in-principle sanctioned a Semi-high Speed Rail Project along NH-47 connecting Ahmedabad and Rajkot.

Limbdi's biggest advantage is its position on one of Gujarat's busiest industrial corridors, with multi-modal access to ports, airports and rail.
Limbdi combines small-town essentials with proximity to bigger industrial and urban centres along the NH-47 belt.
