Enquire NowDholera Special Investment Region (SIR) sits roughly 100 km southwest of Ahmedabad city and is being built as India's first planned greenfield smart city under the Delhi-Mumbai Industrial Corridor (DMIC). Envisioned as a self-sufficient industrial and residential hub, the region is designed to eventually house over 2 million residents. Planned across 920 square kilometers, Dholera is designed to accommodate over 2 million people while fostering economic growth.
The locality has moved well past the blueprint stage. As of 2026, the city has transitioned from the construction phase to the operational phase, making it no longer just a blueprint, but a functional industrial ecosystem, with the Activation Area over 95% infrastructure-ready. The administrative backbone is already live: the Central Spine Road, a 250-meter wide road connecting the entire SIR, is 100% operational with smart street lighting and sensors fully integrated.
Industrial momentum is a defining feature of the area. The major upcoming companies in Dholera include Tata Electronics, Tillman Global, L&T Vyom, Tsingshan Holding Group, NextGen Semiconductors, Tata Power, Grew Energy, Mahindra Lifespaces, ReNew, Jabil and INOX Air Products. This mix of semiconductor, data centre, and renewable energy investment is steadily converting Dholera from a policy-driven zone into a live employment hub, which in turn is driving housing and plot demand.
Mahindra has had a long-standing interest in the region. Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development arm of the Mahindra Group, has looked at developing a business city in Dholera in the format of "Mahindra World City." This Integrated Business City plan for Dholera SIR involves an investment of Rs. 2,000 crore, and can create employment for over 100,000 persons when fully operational, attracting investments in excess of Rs. 10,000 crore.

Dholera's rise is anchored by fast-moving expressway, rail, and airport projects that are cutting travel time to Ahmedabad and opening the region to industrial and residential growth.
As a greenfield city, Dholera's social infrastructure is being built alongside its industrial base, with several key landmarks already active or under construction nearby.
