Metro tenders are out. Kharadi's connectivity story just got a major upgrade.

MahaMetro has formally kicked off the tender process for the Ramwadi-Wagholi extension under Phase 2 of the Pune Metro project, moving a long-awaited plan from paperwork to ground reality. For anyone tracking Kharadi real estate, this is the kind of news that shifts buying decisions.
The corridor itself is significant in scale. The Ramwadi to Wagholi stretch, entirely elevated and spanning 11.36 km, will accommodate 11 stations: Viman Nagar Station, Somnath Nagar Station, Kharadi Bypass Station, Tulaja Bhavani Station, Ubale Nagar Station, Upper Kharadi Road Station, Wagheshwar Temple Station, Wagholi Station, Siddharth Nagar Station, Bakori Phata Station and Vitthalwadi Station. Together with the Vanaz-Chandani Chowk stretch, these extensions cover a total of 12.75 km, all elevated, and comprise 13 stations.
The Union Cabinet cleared the funding in mid-2025. The Union Cabinet approved the Pune Metro Rail Project Phase-2: Vanaz to Chandani Chowk (Corridor 2A) and Ramwadi to Wagholi/Vitthalwadi (Corridor 2B), as extensions of the existing Vanaz-Ramwadi corridor under Phase-1, spanning 12.75 km and including 13 stations, connecting fast-developing suburbs such as Chandani Chowk, Bavdhan, Kothrud, Kharadi, and Wagholi. The estimated project cost is Rs.3626.24 crore, to be equally shared by the Government of India, Government of Maharashtra, and external bilateral/multilateral agencies.
What makes this corridor unusual is its engineering approach. The project will be implemented in coordination with the Maharashtra State Infrastructure Development Corporation as part of an integrated double-decker transport corridor, where MSIDC will construct a six-lane elevated road while MahaMetro builds the Metro viaduct above it along the same alignment, optimising space and infrastructure use. This dual-purpose structure is designed to tackle both metro connectivity and chronic road congestion on Nagar Road in one shot.
Construction is now being rolled out in stages. Construction will be carried out in phases, with the first phase covering a 4.8-km stretch from Ramwadi to Tuljabhavani Nagar, and tenders for this phase, which includes four stations and access ramps, have already been floated, with bids due by March 4. Once operational, the commute benefit is substantial: travel time between Ramwadi and Wagholi is projected to drop sharply, cutting out the long, congested haul along Nagar Road that residents currently endure during peak hours.
For Kharadi specifically, the metro line runs directly through the locality's growth belt, with dedicated stops at Kharadi Bypass, Ubale Nagar, and Upper Kharadi Road. This is the same IT and commercial corridor that houses EON IT Park, World Trade Center, and a dense cluster of tech offices. Real estate analysts tracking the micro-market note that Kharadi, Viman Nagar, Wagholi, Hadapsar-Mundhwa, and Chandni Chowk are seeing the highest appreciation, attracting new launches, commercial activity, and consistent buyer interest due to metro connectivity.
Commercial rentals are already reflecting this shift. Grade A office spaces in Kharadi and Viman Nagar are now fetching rentals of ₹95 per sq ft, nearly double from just two years ago. Retail is following the same script, as retail spaces within 500 metres of metro stations are in high demand, with national and global brands wanting to be near transit hubs because more footfall means more revenue.
Residential price forecasts are equally bullish, though naturally more measured. Industry estimates suggest Phase 2 areas offer a sweet spot for mid- to long-term investment, with buying now potentially yielding capital appreciation of 25-40% over the next 5-7 years. Neighbouring Wagholi, at the far end of the corridor, is being watched even more closely by investors chasing entry-level pricing. Experts think property prices in Wagholi could jump by 20-25% because of the new connectivity, with rental yields of 4.3% to 5.0% compared to expensive areas like Baner.
The full corridor's ridership projections underline why the state is investing so heavily here. The projected incremental daily ridership for the entire Line 2 is estimated at 0.96 lakh in 2027, 2.01 lakh in 2037, 2.87 lakh in 2047, and 3.49 lakh in 2057. That's a long runway of demand that supports sustained residential and commercial absorption along the route, not just a short-term price bump around the launch news.
For homebuyers evaluating Kharadi today, the practical takeaway is timing. Metro-linked pricing typically moves in stages, first on approval news, then again as visible construction progresses, and finally at operational launch. With tenders now floated and construction slated to begin in phases, Kharadi and its Wagholi-facing pockets are firmly in the second stage, where informed buyers still have room to enter before the next price step-up.
