Mahindra World City Jaipur SEZ Expansion

Mahindra World City Jaipur (MWCJ) continues to strengthen its position as North India's leading multi-product Special Economic Zone, with fresh acreage now being allotted to new occupants setting up manufacturing, IT/ITeS, and allied operations within the township. The move builds on a track record that has already made this 3,000-acre integrated business city one of Rajasthan's most significant industrial and employment engines.

Mahindra World City, Jaipur consists of a Multi-Sector Special Economic Zone spread across 1500 acres and a Domestic Tariff Area spread across 1000 acres, located within the influence zone of the DMIC corridor, just half an hour from the centre of Jaipur city. The project is a joint venture between Mahindra Lifespace Developers Ltd. and the Rajasthan State Industrial Development and Investment Corporation (RIICO), combining private execution capability with state-backed infrastructure support.

The scale of employment generation at MWCJ has grown steadily since its 2007 inauguration. So far, companies established in MWC Jaipur have created employment for approximately 35,000 persons through direct and indirect employment, with existing operational companies having earned cumulative foreign exchange of roughly Rs 7,097 crore through exports. New acreage allotments to incoming occupants are expected to add meaningfully to these numbers, particularly as manufacturing, engineering, and logistics firms continue to scout Tier-II locations for cost-efficient expansion.

The park's credentials support this momentum. Mahindra World City, Jaipur has been rated in the leader's category among the Top 5 SEZs in India under the Industrial Park Rating System by DPIIT, reflecting robust governance, plug-and-play infrastructure, and completed due diligence on land titles that shortens time-to-market for new companies. The township also runs on a state support agreement for uninterrupted power and water supply, a factor that continues to attract diverse occupants beyond the original IT/ITeS focus into engineering, handicrafts, apparel, textiles, gems & jewellery, and warehousing & logistics.

For homebuyers and investors, this expansion carries a direct read-through to residential demand in the surrounding micro-markets. Areas like Mahindra World City, Sitapura Industrial Area, and nearby RIICO zones have been transformed into major business attractions, translating into higher rental yields and sustained housing demand near these locations. As more companies commit to new SEZ plots and existing occupants scale up operations, the resulting job creation typically feeds directly into demand for rental housing, plotted development, and apartment communities within a short commute of the SEZ gates.

Mahindra World City, Jaipur is strategically located off the Jaipur-Ajmer highway (NH8), with easy access to Jaipur city and the international airport, making it a natural draw for the workforce being added through this latest round of SEZ allotments. With residential plots in the township itself, along with private developments in Kalwara and surrounding villages, continuing to see steady interest, the SEZ's employment expansion is likely to keep reinforcing property values and rental activity in the corridor through 2026 and beyond.
