Pune's residential market has entered what analysts call a 'measured growth' phase in 2026, and the numbers back it up. The Pune real estate market has remained remarkably resilient, with residential prices increasing by around 5% year-on-year in 2025, reaching an average of ₹5,016 per sq ft. Crucially, this growth isn't fuelled by flippers or short-term speculators. Demand remains primarily driven by end users, such as IT professionals, manufacturing experts, and young families, rather than speculative investors, and government policies bolster this stability.

The clearest sign of a maturing market is the shift in what buyers actually want. A key trend is the rise of premium housing, with demand for larger and higher-value homes increasing and pushing up capital values across the city. Even when transaction volumes cool, this preference holds. Buyers have continued to opt for mid and premium ticket size properties, a positive sign of consumer confidence, as lifestyles are changing and people's living space needs are growing.

Registration data tells a similar story of steady, end-user-anchored activity rather than a boom-bust cycle. Property registrations crossed 1.44 lakh between January and August 2025, showing a 13 percent annual increase, indicating continued end-user-driven growth. At the same time, early 2026 saw a natural correction after a strong prior year. Pune's real estate market had a cautious start to 2026, with property registrations declining 17% year-on-year in January, to 14,527 registrations from 17,449 a year earlier. Central Pune continues to dominate transactions. Central Pune, including Haveli Taluka, PMC, and PCMC areas, was the top residential transaction location by a big margin, with its share reaching 67% in January 2026.

He added that 'the market is getting used to a slower and more regular pace.'

Micro-market data reinforces this picture of broad-based, sustained appreciation. Pune Central recorded the highest average residential price at ₹16,000 per sq. ft., while Pune South West witnessed the strongest price appreciation at 24% since H1 2022, and Pune South East recorded the lowest appreciation at 11%. Peripheral corridors are also drawing fresh interest. Locations like Mahalunge and Punawale are benefiting from spillover demand from Baner and Wakad, with increased interest in township developments, while Moshi, Wagholi, and Undri are attracting first-time buyers due to lower entry prices and improving infrastructure.

Developers with a Pune footprint are responding to this end-user wave with fresh launches and land acquisitions. Mahindra Lifespaces, which has an active presence in the city, reported that its sales bookings rose 21 per cent to ₹3,405 crore last fiscal on better demand for its residential properties. On its Q3 FY26 earnings call, management confirmed that residential pre-sales for the quarter were ₹572 crore, with several successful project launches and sustained sales contributing, including Citadel in Pune. The developer has also been expanding its Pune land bank, with a large acquisition near Mahalunge adding significant future supply to one of the city's fastest-growing western corridors, and Mahindra Antheia Phase 3 in Pimpri progressing toward a March 2027 delivery as part of its wider under-construction pipeline.

For homebuyers, the takeaway is straightforward: Pune's 2026 market rewards patience and research over urgency. Prices are appreciating steadily rather than spiking, larger and mid-premium homes are in genuine demand, and established developers are deploying capital into micro-markets with real end-user pull.
