Mahindra Lifespace Developers Ltd. announced that it has acquired 13.46 acres of land in the premier neighborhood of Nande-Mahalunge in Pune, with the land estimated to yield a development potential of INR ~3500 Crore. The deal, disclosed in a regulatory filing, marks one of the largest single land acquisitions by the company in the city to date.
What makes this parcel valuable isn't just its size — it's the address. The site is surrounded by well-developed social infrastructure including Delhi Public School, Mahindra International School and Symbiosis Centre for Management. The location is also equidistant from Baner–Balewadi and Hinjewadi, which are among Pune's major IT and BFSI hubs. That equidistance is the real story: Mahindra has effectively planted a flag between two of Pune's busiest employment corridors, betting on daily commuters who want to live close to work without picking a side.
Infrastructure is doing a lot of the heavy lifting here too. The site offers connectivity via the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road near Hinjewadi. Once operational, the Inner Ring Road is expected to cut travel time across Pune's western and northern suburbs significantly, and land parcels sitting inside a PMRDA-notified Town Planning Scheme typically see faster, more predictable approvals — a meaningful advantage for a developer planning a project of this scale.
Mahindra's own leadership frames this as a conviction bet on the micro-market, not a one-off. Vimalendra Singh, Chief Business Officer – Residential, Mahindra Lifespace Developers Ltd., said Mahalunge-Nande-Maan are among Pune's most promising micro-markets, having witnessed strong absorption over the past few years, with a clear and growing demand for high-quality, future-ready homes with modern amenities in this region. He added that the parcel is strategically located within the well-planned Mahalunge micro-market, offering excellent connectivity through the proposed PMRDA Town Planning Scheme and the upcoming Inner Ring Road, next to Hinjewadi, reinforcing the company's commitment to Pune and its strategy to strengthen presence across the city's key growth corridors.
This isn't Mahindra's only recent move. The Mahalunge acquisition landed in the same week the company announced a Malad West redevelopment in Mumbai, and it follows a string of similar bets — a North Bengaluru acquisition worth ₹1,100 Cr GDV, and redevelopment mandates in Chembur and Matunga in Mumbai. Taken together, these deals point to a developer in active expansion mode, prioritising land banking in corridors where IT and business-services employment is compounding fastest.
For homebuyers, the near-term implication is patience rather than immediate action. This is a land acquisition, not a launch — pricing, tower configurations, and RERA registration are yet to be finalised, and early listings indicate a 2026 launch with possession envisaged around 2030. But the signal is clear: Mahalunge-Nande-Maan, already home to Mahindra's existing Citadel project, is becoming a genuine second growth axis for the brand in Pune, alongside its established Pimpri-Chinchwad and Wagholi footprint.
For context, Mahindra Lifespaces is not a small player experimenting with a new city. The company's development footprint spans 53.30 million sq. ft. (saleable area) of completed, ongoing and forthcoming residential projects across seven Indian cities, and over 5000 acres of ongoing and forthcoming projects under development or management at its integrated developments and industrial clusters across four locations. A ₹3,500 Cr bet in one Pune micro-market, backed by that scale, is a strong signal that west Pune's residential story still has room to run.
