Mahindra Lifespace Developers is entering one of its most aggressive growth phases in years. The Mahindra Group's real estate arm has laid out plans to launch projects worth roughly Rs 45,000 crore in gross development value (GDV) over the next 18-24 months, a scale that would meaningfully expand its footprint across Mumbai, Pune, Bengaluru, and the National Capital Region.

"We have approximately ₹45,000 crore of GDV that we intend to launch over the next 18-24 months. It is an aggressive target," said Vimalendra Singh, Chief Business Officer–Residential at Mahindra Lifespaces. The company added around Rs 18,000 crore of GDV in FY26 alone, and the fresh pipeline builds directly on that momentum as it targets Rs 10,000 crore in annual sales by FY30.

The numbers behind this push are strong. Mahindra Lifespaces closed FY26 with consolidated sales of Rs 4,118 crore, up 25% year-on-year, and residential pre-sales of Rs 3,405 crore, a 21.4% jump over the previous year. Q4 FY26 alone delivered the company's highest-ever quarterly residential pre-sales of Rs 1,633 crore, up nearly 55% YoY, supported by successful launches including Blossom, Marina64, and NewHaven. The balance sheet backing this expansion is equally telling: a net debt-to-equity ratio of -0.27, meaning the company is sitting on a cash surplus even as it scales up land acquisition and construction.

For FY27, Mahindra Lifespaces expects to launch inventory worth Rs 8,000-10,000 crore through five to seven new projects, three of which are already live. Recent launches include Mahindra Rainforest in Kanjurmarg (Mumbai) with a GDV of Rs 3,000 crore, Mahindra BeaconHill, a 58-storey ultra-premium tower in Mahalaxmi with a GDV of Rs 1,650 crore, and Mahindra Citadel in Pune with a GDV of Rs 2,500 crore. The company has also been active on the land-acquisition front, most recently picking up a 15-acre parcel in Kandivali East, Mumbai, with an estimated GDV of Rs 5,600 crore and development potential of about 1.8 million sq ft.

On the under-construction side, Mahindra Lifespaces currently has an active footprint spanning several ongoing projects across its core markets, including Mahindra Luminare Tower B in Sector 59, Gurugram, and Antheia Phase 3 in Pune's Pimpri belt, alongside Bengaluru and Mumbai redevelopment projects moving through various stages of construction. The company's completed portfolio in Gurugram already includes Mahindra Aura in Sector 110A and Mahindra Luminare Phase 1 & 2 in Sector 59, giving it an established base in the NCR market even as new launches in the region remain on the radar.

Management has been candid about market conditions too. "We are not seeing a slowdown. But we are seeing people taking more time to close transactions," the company noted, pointing to steady rather than runaway demand even as new supply expands. Industry watchers see this as consistent with a broader trend of consolidation among listed, well-capitalised developers gaining share from smaller unorganised players, particularly as buyers increasingly favour brands with clean delivery records and RERA compliance.

For homebuyers, the scale of this pipeline matters in practical terms. A developer with Rs 45,000 crore of upcoming GDV and a cash-surplus balance sheet is better positioned to fund construction without excessive reliance on customer collections, reducing the risk of delays. Buyers evaluating NCR options should watch for formal launch announcements in Gurugram and surrounding micro-markets over the coming months, alongside phased releases at existing developments like Luminare, as the company works through its stated FY27 launch targets.
