Mahindra Lifespaces Deepens Its Premium, Sustainability-Led Residential Strategy

Mahindra Lifespace Developers Limited (MLDL) is entering FY27 with fresh momentum behind its premium and mid-premium residential portfolio. For FY26 (year ended March 31, 2026), Mahindra Lifespace Developers reported consolidated sales of ₹4,118 crore — a 25% year-on-year increase — with residential pre-sales reaching ₹3,405 crore and the company's highest-ever quarterly residential pre-sales of ₹1,633 crore recorded in Q4 FY26. Profit after tax also grew sharply, giving the developer a strong base to accelerate its premium play.

In the National Capital Region, the brand's presence continues to be anchored by its Gurugram address. The flagship completed projects include Mahindra Aura in Sector 110A Gurugram delivered in 2018... and Mahindra Luminare Phase 1 and 2 in Sector 59 Gurugram delivered in March 2021. A further phase is on the way, with Mahindra Luminare Tower B in Sector 59 Gurugram delivering August 2026, keeping the NCR pipeline active even as the company's newer capital gets deployed elsewhere.

The bulk of fresh launch activity in 2026 has come from Mumbai, Pune and Bengaluru. In South Mumbai, the developer unveiled an ultra-luxury tower with Mahindra BeaconHill rising as a standalone 58-storey architectural landmark comprising 198 expansive residences, offering impeccably designed 3, 3.5, and 4 BHK homes in Mahalaxmi. On the central suburbs front, Mahindra Rainforest spans ~25.47 acres and is among the largest developments in Mumbai's central suburbs, with an estimated Gross Development Value of approximately ₹3,000 crore. In Bengaluru, the company has entered a new partnership model, having announced a joint venture with Mitsui Fudosan Group for the development of Mahindra Blossom, a premium residential project located in Whitefield, Bengaluru. Pune saw a new phase too, with Mahindra Citadel, an expansive residential development spread across approximately 9.66 acres in Pimpri-Chinchwad, Pune with a Gross Development Value of nearly ₹2,500 crore, adding Towers E, F & G with premium 2 and 3 BHK residences.

The momentum has carried into the new financial year. Residential pre-sales reached Rs 925 crore compared to Rs 449 crore in Q1 FY26, marking a 106% increase, while the company also expanded its landbank meaningfully, with the Kandivali deal adding INR 5,600 crore GDV, bringing total GDV to INR 50,000 crore.

This growth is coming alongside a sharper strategic focus. The company's well-defined strategy emphasizes depth in three core markets—Mumbai Metropolitan Region (MMR), Pune, and Bengaluru—while focusing on premium and mid-premium segments and exiting the affordable housing category. For NCR homebuyers, this means the existing Gurugram portfolio remains an important, established address, even as the company's newest capital and land acquisitions are concentrated in its three priority metros.

Sustainability continues to be the connective thread across every micro-market. The company has taken a pledge to develop only Net Zero (energy, waste, and water) buildings by 2030, a full 20 years ahead of the Paris agreement. This is backed by a strong track record: Mahindra Lifespaces is the only Indian developer with all completed residential projects at IGBC certification, including platinum and pre-certified gold ratings.

Looking ahead, the company has set an aggressive growth runway. It is targeting INR 4,500–5,000 crore in residential pre-sales for FY 2027, with planned launches including Mahalunge, Lakewoods F & G, Saibaba, Navrat, and WestEra, and a strong pipeline into Q2. Longer term, the company is targeting 8,000–10,000 crore annual sales and GDV addition of INR 50,000 crore, aiming to scale business 5X by FY30.
