Mahindra Rivenza launches in Baner Annex

Mahindra Lifespace Developers Limited has launched Mahindra Rivenza in Baner Annex, Mahalunge, Pune. Announced on October 6, 2026, the residential development spans 13.46 acres and has an estimated gross development value of approximately ₹3,500 crore.

Phase 1 is planned with 1,236 homes in 2, 3 and 4 BHK configurations. The project sets out more than 2.65 lakh square feet of amenities, including a clubhouse of over 44,000 square feet and landscaped green spaces covering more than nine acres.

The announced amenity mix includes a swimming pool with a sunken bar, gymnasium, badminton courts, squash and pickleball courts, cycling and jogging tracks, giant swings, stargazing hammocks, a glass-roofed library and a children’s play area. The development is envisaged as Net Zero Waste and has received IGBC pre-certification at Gold level.

Mahindra Lifespaces’ Chief Business Officer – Residential, Vimalendra Singh, said the project reflects the company’s understanding of Pune homebuyers. He described its intent as combining thoughtfully designed homes and amenities with a strong sense of community, and said the development could create lasting value for residents and the neighbourhood.

Located in Baner Annex, Mahalunge, Mahindra Rivenza is positioned with access to the Hinjawadi and Baner employment hubs, including global capability centres, as well as established social infrastructure. The developer has also pointed to the proposed PMRDA Town Planning Scheme and upcoming Inner Ring Road as infrastructure initiatives expected to improve connectivity. Nearby educational institutions named by the company include Delhi Public School, Mahindra International School and Symbiosis Centre for Management.

Mahindra Lifespace Developers is the Mahindra Group’s real-estate and infrastructure development arm, established in 1994. Its portfolio spans premium residences, Mahindra Happinest value homes, Mahindra World City integrated cities and Origins by Mahindra industrial clusters. The company says its residential footprint covers 53.65 million square feet of completed, ongoing and forthcoming projects across seven Indian cities.

The launch announcement positions Mahindra Rivenza as a substantial addition to the developer’s Pune portfolio. The proposed Town Planning Scheme and Inner Ring Road are part of the location’s longer-term connectivity picture; the company has not attached completion dates to these infrastructure initiatives.
