Mahindra Lifespaces Plans Record FY27 with Premium Launches Across Mumbai, Bengaluru and Pune

Mahindra Lifespaces is setting up FY27 as its most aggressive launch year yet. The developer's FY27 launch pipeline across Mumbai, Bengaluru and Pune has a combined GDV of ₹10,000 crore, spanning multiple projects in its three core markets.

The momentum is already visible on the ground. For FY27, Mahindra Lifespaces expects to launch inventory worth ₹8,000-10,000 crore through five to seven new projects, of which three have already been launched, including Mahindra Rainforest in Kanjurmarg with a GDV of ₹3,000 crore, Mahindra BeaconHill in Mahalaxmi with a GDV of ₹1,650 crore. Notably, the developer is returning to the South Mumbai property market after a 25-year gap, signaling a decisive shift toward the luxury segment.

Bengaluru features prominently in the remaining launch calendar. According to management commentary, planned releases for FY27 include Mahalunge Phase 1 in Pune (Q2 FY27), Lakewoods F&G in Chennai (Q2 FY27), Saibaba Phase 1 in MMR (Q3 FY27), and Navrat in Bengaluru along with WestEra in MMR in Q4 FY27. Brokerage estimates put a number on the Bengaluru project: Navrat phases I and II in Bengaluru carry an estimated Rs 2,100 crore GDV, positioned as the company's entry into North Bengaluru, a market it hasn't tapped before.

The strategic rationale behind this launch surge is a broader repositioning of the business. The company's well-defined strategy emphasizes depth in three core markets—MMR, Pune, and Bengaluru—while focusing on premium and mid-premium segments and exiting the affordable housing category, aligning with a goal of improving margins and targeting higher-value customers. Speaking to the trend, MD & CEO Amit Kumar Sinha explained the shift in market positioning: "The demand for good quality housing in urban centres is going up, so is affordability... We had taken a detour towards affordable housing, but then we decided not to pursue that. Systematically, we are moving up the value chain."

The numbers back up the confidence. The company's quarterly sales trend demonstrates consistent growth, with pre-sales values climbing from Rs 449 crore in Q1 FY26 to Rs 925 crore in Q1 FY27. Profitability has followed suit — Q1 FY27 net profit after tax reached INR 86 crore, up 67% year-over-year, supported by robust collections and a healthy balance sheet.

Looking further out, the developer isn't slowing down. Chief Business Officer Vimalendra Singh outlined an even bigger horizon: "We have approximately ₹45,000 crore of GDV that we intend to launch over the next 18-24 months. It is an aggressive target." He added that the company continues to actively pursue land acquisitions and development opportunities across its focus cities, and the existing launch pipeline could increase further as fresh deals are signed. On why Mumbai, Pune and Bengaluru remain the focus, Singh pointed to connectivity-led growth: "Mumbai is starved of land. The government is, therefore, focused on creating connectivity so that new micro-markets can emerge," adding that the company prefers locations with metro stations, railway connectivity or major highways nearby.

For homebuyers tracking Bengaluru, this pipeline matters directly. Mahindra's upcoming North Bengaluru project near Sadahalli and Navarathna Agrahara marks the developer's first serious push into that corridor, joining its existing South and East Bengaluru portfolio of Eden, Zen, NewHaven, Blossom and Windchimes. With brokerages like ICICI Securities maintaining a Buy rating and citing a launch pipeline that provides multi-year revenue visibility, the FY27 slate is being watched closely as a test of how well the premium pivot translates into actual sales velocity.
